REO Trash Out - Lessons Learned Awhile back I got a new REO listing. It evolved from a Short Sale Listing I had. You can read all about it from some of my past blogs, especially related to Squatters. Never a dull moment, it seems. I met the guys from Junk King at the property today. I had a 2 hour window with them. 1 to 3pm. Of course they got there at 2:45pm. What a day to hang out in Antioch, CA. The temp was kind of chilly in SF today, in the 60's. In Antioch it was 85 on the car outside temp. Good thing the house had been closed up, so it was still cool inside. I have to give them credit, they did a good job and came in with a price of $480 for 3/4 truck full, when they had estimated 2/3. So gave me a discount. Total price was $438. Their delay in arriving took up all my afternoon. ...

Antioch CA – The Stop Foreclosure Institute recently received a question from another agent named Bonnie. Here was her question. “On my short sale, the first mortgage gave me a price and a net they would allow. The title company put together the closing documents and paid the first more than the minimum net they needed. Then, I offered the second mortgage what ended up being 12% of their loan. They are owed 76K, I offered 9600. Here is the problem. Now, they want 15K and are saying that is their final offer. I do not think the first will allow them to receive that much. The first is HSBC. Squatters in the House! Police were called. I have an REO listing in Antioch, CA, not quite on market yet. I've been working with the former owner so he can get the last of his belongings out of the house first. The bank has been cooperating. A week ago, the 'owner' was at the house on Sunday, moving more of his stuff out. Stayed till 7pm. The next day he came back at 8am to find the garage door jammed down on a sofa in the GARAGE door. The house was without electricity, so it was probably related to that. The garage door had locked and couldn't be moved from the outside. This happened at 2am, and some of the neighbors saw it. I have been waiting on my lender to approvce or deny my short sale for 7 months. We finally received an answer last week in form of a counter offer to the price. The buyer was offering to pay $315,000. The lender countered at $345,000. The buyer is not willing to pay any more than $315,000. My agent told him that he will try my best to negotiate at that price. Before my agent could send the comps to the lender, the lender ordered an appraisal. The Long Term Housing Market in Antioch Ca People often express concern about the Long Term Housing Market when Buying a Home.  They understand that prices are at an amazing low, but they are scared they are going to go lower.  I have heard these fears for years. Well today I was going over some old Post, including some market reports and I came across this Housing Market Report from July 2009.   Price Per SF was at $103.00 in June, up from $102.00 in May of 2009. So now about 2 years latter what is the Housing Market at in Antioch Ca?  In August the average price per SF was $100.00 and in July it was $101.00. Antioch California - The Major Shift in the Bank Owned Home Market A few weeks a go I wrote about Investment Properties in the 94509 Zip Code of Antioch (a popular area for investors). I talked about one shift happening in the market with Bank Owned Homes being out numbered by Short Sales and Traditional Sales; but there is another dynamic Shift going on! The New Shift in Bank Owned Homes is who is Selling the Bank Owned Homes. Patelco Credit Union Denies CA Short Sale No, I'm NOT an Active Rain Junkie. I just can't sleep. I went to bed tonight at 10:30pm, but I woke up at 1:30am. This is on my mind and I can't make it stop. I have to write about it. It's now 2:30am, so here goes. I submitted a short sale package to Patelco Credit Union a month ago for a Short Sale in Antioch, CA. They promised a response in 10 to 15 business days. I got that response today at 6:05pm via email from the Short Sale/REO Administrator. I'll include her response from the email as well as the email history at the end of this post. Women's Softball League - Antioch Ca Antioch Ca has some nice softball fields and there are softball leagues running almost every night.  Most of them are men's leagues and there is a mixed league on Tuesdays. However, Monday night belongs to the Women's Softball League.  The games are fast and friendly; with game time of 55 minutes.  This fall they have 8 teams in one division.  Sometimes they run A and B Divisions. My Favorite Catcher!  Dineen Riemenschneider!   My wife plays catcher on the Sister Chicks Too!  The Sister Chicks was a team started at our church and it got so big they started another team - Sister Chicks Too!
