Can I build a barn with the FHA 203k loan?Sometimes it isn't what you say, it is how you say it. In fact allot of times it isn't so much what you say it is how you say it.Building a barn would be considered a luxury item by most underwriters and we all know that luxury items are NOT allowed under the FHA 203k program. But let's analyze this. What is allowed is a garage. Even  a large garage. Can you write up your new "garage" so it can suffice as a barn?The issue that is really at hand is do you already have a garage? You can build a detached garage, if it had a larger center section for your RV and a smaller car garage on each side for a 3-car garage, why couldn't you make it look like a barn? We did. Marketing has always been an issue for everyone in this chain. In 1998 HUD put me on the carpet for "Hogging the Work" till they found out I had offered every consultant on the SF list a free consultation if they would merely come out to my seminar and see what we do. If they liked it we would assist them in setting them up in their back yard for their benefit. We had an appraisal company at that time and could do the appraisals. The market has changed and we no longer give away our consulting. That is what we want from the partnerships we create. If you are a lender and do "first time home-buyer events" to gain some leads... It seems like almost one out of every 100 newer home sales in Sacramento have some sort of contradiction in the public records. It makes me wonder if builders just don't have the staff or whether they simply don't care to accurately report sales or just how this is happening. Of course, if it happens on a short sale, it's a super good deal for the short sale buyers because generally the seller has little, if any, financial stake or interest in the actual sales price.California short sale sellers typically do not face taxation and surely do not deal with deficiency judgments.
