Dealing with difficult sellers   I had a conversation with an agent the other day. She was working on selling a property for one of her sellers. Needless to say, it was a difficult transaction as the property was not turnkey condition. That made it challenging to sell in this market where a property needs to be pristine as buyers are being very selective. The property was the least of her concern. The primary problem was that the seller was difficult to deal with. On several occasions where she had communicated with the seller, the seller was always confrontational and tense during the conversation. Things to do in Anaheim: Go to an Angels Game! Whether you are a local, a visitor, someone that is relocating or recently relocated to the Anaheim area some of the best entertainment you can get is at the Angel Stadium in Anaheim. The stadium itself is great, with tons of great food, and very low ticket prices. An Angels baseball game is entertainment that can be enjoyed by anyone of any age and a great way to spend a family outing. This last weekend the Los Angeles Angels of Anaheim had their opening day game as the 2012 MLB season got underway. Over the offseason the Angels made some big changes by adding All-Star Albert Pujols to the team. Anaheim Homes for Sale   For Sale Vs Sold     Not all homes are for sale, sell! The biggest reason for homes not selling is of course the Price. If you list the house over market value, if will not sell. The second biggest reason homes don't sell is because the seller is not motivated to sell. Why People Really Buy Homes   We have most likely heard that we should by homes because it saves us on taxes, you get better neighbors, you build equity and so on.  We have many times it is better to own than rent. Why make the landlord rich!   Here is a survey done by National Housing Survey giving reasons why people really buy houses. Where do you compare with these results.... Is the Housing Market About to Spring Back We certainly hope so! It seems that there is a lot of activity out there. Buyers are looking at homes and properties consistently. There are multiple offers not only on bank owned and short sale properties, but also on the standard listings. Many homes are selling over list price. One thing is for certain, there is a shortage of listings, not only in Southern California, but throughout USA. This is a good sign. This does not mean that the prices will jump back up any time soon. When buyers are buying and there is a shortage of housing inventory, prices should at least stabilize. Who is Buying Homes in USA.  On average a lot of homes sells on a daily basis.  Over 12,000 per day. Many are investors and many are first time buyers. Lot of people are buying homes for all cash. Many investors buy for all cash from desperate sellers, or from foreclosure auctions.  You will notice that the first time buyers is the biggest percentage of home buyers.
