Almost all of the offers that I have been writing these days are for bank owned foreclosures (REO). I've noticed that one of the ways the listing agents are sifting out some of the multiple offers (that sentence alone indicates how hot the market is right now) is by making the potential buyers jump through a lot of hoops. I still remember the look on the face of one of my colleagues when I discussed the fact that there were 70 offers on a property and the highest bids were about $70,000 above the listing price. I had a buyer that was interested in making an offer but he backed away when he heard how many offers were on the table. Pending sales are through the roof in Orange County! If you have been working with potential buyers who are interested in purchasing a bank owned foreclosure house in Orange County, then you know how hot the market is right now. Most bank owned foreclosures that I have looked at in Anaheim, Fullerton, Placentia, Brea, La Habra, Yorba Linda, Anaheim Hills, Orange, Buena Park and Garden Grove are usually receiving multiple offers in just a few days on the market. Orange County Symphony Concert - by John Alesi As part of my overall community awareness and love of music, it is my pleasure to tell you about an wonderful community asset in the City of Anaheim, the Orange County Symphony.  Since 1985, the symphony has served as a regional orchestra bringing live classical music to the area.  On Sunday, September 28, 2008, the orchestra performed their opening concert with their new Conductor and Musical Director, Anthont Parnther. The government has pledged to take over risky loans from investment banks. Will this end the housing crisis? The remaining banks might see this as an opportunity and loosen the standards once again to make it easier to get a loan. From what I've seen in the California market, I could offer an optimistic prediction that the housing crisis will be over by June of 2009. Why? There are numerous people renting for more than it would cost to get a 97% loan at our current interest rates. I just sold a 2 bedroom/2 bath 950 SF condo for $130,000 (which is less than half of what similar condos were selling for in that complex a year ago).  UPDATED BLOG I'm getting anxious to go to the new theaters at the recently completed GardenWalk in Anaheim.  The new theaters include an IMAX and thirteen other different standard sized screens.  It has been open for a little over a week now.  Not all of the theaters are open yet.  What I'm really looking forward to is that one of the theaters, to be named Sky Lounge, will be serving up-scale appetizers and possibly alcolhol.  The owners are still waiting to hear if they will be granted a license from the Alcoholic Beverage Commission.  The city of Anaheim has already approved the license.  If approved, the theater would be the first in Orange County to sell alcohol.  The adult only lobby of this theater will give movie goers the ability to look into the projection room.  It will also... 07/24/2008

Even if prices drop by 10% more, a 1% increase in rates will wipe out any savings.  Waiting to buy may get you lower property taxes, but not necessarily a lower payment.  The income tax savings that you do not get if you wait could also offset the property tax savings. Even a 20% drop in prices is almost entirely offset by a 2% rate increase.  We definitely have inflation (food, gasoline etc...) and the only way to fight it is to RAISE rates.  The last time we had inflation like this was during the Carter Administration and rates hit 16%.  This time around, rates are expected to go between 7.5% to 8.5% at a minimum.   Example:  500,000 @ 6% = 2,998.00                                  375,000 @  6% = 2,248.00 450,000 @ 7% = 2,993.85                                  350,000 @ 7 % = 2,328.... 06/03/2008
