The government has pledged to take over risky loans from investment banks. Will this end the housing crisis? The remaining banks might see this as an opportunity and loosen the standards once again to make it easier to get a loan. From what I've seen in the California market, I could offer an optimistic prediction that the housing crisis will be over by June of 2009. Why? There are numerous people renting for more than it would cost to get a 97% loan at our current interest rates. I just sold a 2 bedroom/2 bath 950 SF condo for $130,000 (which is less than half of what similar condos were selling for in that complex a year ago). With 3% down plus PMI, property tax and HOA dues, the monthly cost is about $1200 a month. That's easily a couple hundred dollars less than many families are pa...

Spare the air - should be lots of fun this Saturday in downtown Fullerton. I'm always looking for a good cause, especially if it has something to do with the environment. This is not just a fresh air campaign, but should be a fun time to dance to some quality music and just enjoy the exciting atmosphere of downtown Fullerton. Cristal Drake, a fellow Remax agent, turned me on to this event and I believe there are several people from the Remax of North Orange County who are going. http://www.sparetheairfestival.com/ www.homerealtymanual.com

If you are interested in having any event catered, look no further. La Casa Garcia catered my wedding last weekend and they did a fantastic job. Talk to Frank Jr. and make sure that he handles all of your catering directly as he provides very professional service. They also have two restaurant locations in Anaheim. La Casa Garcia also contributes to the Anaheim community by feeding 15,000 people every year for Thanksgiving dinner. Here's their website: http://lacasagarcia.com/ For real estate info: www.homerealtymanual.com

UPDATED BLOG I'm getting anxious to go to the new theaters at the recently completed GardenWalk in Anaheim.  The new theaters include an IMAX and thirteen other different standard sized screens.  It has been open for a little over a week now.  Not all of the theaters are open yet.  What I'm really looking forward to is that one of the theaters, to be named Sky Lounge, will be serving up-scale appetizers and possibly alcolhol.  The owners are still waiting to hear if they will be granted a license from the Alcoholic Beverage Commission.  The city of Anaheim has already approved the license.  If approved, the theater would be the first in Orange County to sell alcohol.  The adult only lobby of this theater will give movie goers the ability to look into the projection room.  It will also...

Even if prices drop by 10% more, a 1% increase in rates will wipe out any savings.  Waiting to buy may get you lower property taxes, but not necessarily a lower payment.  The income tax savings that you do not get if you wait could also offset the property tax savings. Even a 20% drop in prices is almost entirely offset by a 2% rate increase.  We definitely have inflation (food, gasoline etc...) and the only way to fight it is to RAISE rates.  The last time we had inflation like this was during the Carter Administration and rates hit 16%.  This time around, rates are expected to go between 7.5% to 8.5% at a minimum.   Example:  500,000 @ 6% = 2,998.00                                  375,000 @  6% = 2,248.00 450,000 @ 7% = 2,993.85                                  350,000 @ 7 % = 2,328....

As long as you meet, the following you could qualified for 1031 deferred exchange. 1. -Both your "old" property and your "new" property have to be investment property. Rental property or bare land are examples of investment property. If you meet this test, you can sell any type of property (apartment building) and buy any other type of property (say an office building).  2.-From the day of closing escrow on the sale of your old property, you have 45 days to come up with a list of properties you would like to buy.  This is called your 45-day list and I recommend that this list contain two or three potential properties.  3.-Also, from the date of closing, you have 180 days to close the purchase of whatever you are buying. What you buy must be included on your 45-day list.  4.-You can...

The Market in Orange County is chaotic right now.  Activity is huge, especially Foreclosed properties.  The Banks are pricing properties to sell which is causing multiple offers.  I previewed a Foreclosed property with a Client who loved it and wanted to put in an offer.  Called the Listing agent and was informed that there were multiple offers on it.  How many? I asked,  "60 he says" The property wasn't on the market a day and it had 60 offers on it.  Of course I asked what the highest price was knowing theres no way he will give me the exact $$$ amount.  Well over the asking "he replies". Properties are being priced so well,  by the end of the day the banks are getting pretty much what they are looking for.     " Sellers,  Note to self I Should Price My Home to SELL "   You never know...
