Darth Vader goes to Disneyland... I was surfing the web today (I mean working...) and found this YouTube video of Darth Vader...  HAHAHAH!!!  He wants to ride Star Tours at Disneyland, but it is closed...  Want to know what he does?  Well, you have to watch this video. I know it has nothing to do with Real Estate, but still...  I mean, you have to smile sometimes, right? Booohoooohahahahaha!  Okay, now back to work you rebel scum... -Chris

I                    I don't let go any short sale opportunity! I have had some declined ones, rejected, note or seller contributions required (none of those terms are good for the transaction) but I keep trying and negotiating... Many times the negotiator asks for certain un-saleable sales price, note or contribution, but after negotiating we may end up working things out fine. When it is really unacceptable for my seller, buyer or me as agent, I close the file and restart it, frequently the second or third time I try, I get a more flexible negotiator and I get it done. Keep trying, you never know! Often I have felt that it is a dead deal, but eventually I close it. Don't quit! Keep trying until the very end.. (Trustee sale) I would advise to be respectful to the negotiators, opening m...

TRAMPLING THROUGH BANK OWNED PROPERTIES CAN CAUSE AN ALLERGIC REACTION   Showing nice luxury homes is such a pleasantry compared to our "war infested zone" bank repossed home which can be unsightly and may cause you to take a Dramamine or Diphenhydramine tablet. While showing a property the other day to a client, we encountered a home that needs more than just TLC...more like an extra strength dosing of TLC. The stench emanating from the interior orifice was more purgatory and much deserving of a 'Flip this House' episode. As Jack Nicholson stated, "You can't handle the truth!" Enough said if you have the mighty gumption to venture into this particular abode. The interior walls were stained with a jaundiced discoloration reminiscent of an aftermath bout with motion sickness during the p...

This week, I've talked to several very knowledgeable, very savvy business women who were mortified at the scams, losses and other life challenges that they are faced with.   One friend put a considerable amount of money into a pool of investors to buy property; was promised a great return.  The week, after an FBI investigation, the Realtor/Investor plead guilty to fraud.  Her life savings are down the drain.   Another friend put $100k into an oil and gas venture and another $100k into real estate.  Both went bust.  She's in bankruptcy court now.   Yet another friend invested all her money with a financial planner.  His was a mini-Madoff scam.  He was paying her to bring her wealthy friends to get the great returns that he was promising (and paying). I told her it was illegal, against SE...

Did I catch your attention?? You might be asking yourself what the catch is, and I would be lying to you if i said there are none. So, here's the deal, the city of Anaheim is giving $100,000 dollars toward the purchase of your next home...wow! The best part, as long as you live in the home the loan does not have to be payed back!!!!!!  Ok, here are the specifics. Eligible parties can not make more than $72,500, and not all housing will apply toward this program. I will use a buyer that I have been working with as an example: the purchaser made a little over $50,000 a year, and was prequalified for a loan amount of $200,000. His options were fairly limited and his tastes were a little less peanut butter and jelly, and a little more caviar and escargot. After applying the 100k from the ci...

Friday Foto(s): I Have to be Swallowed by a Whale?!?!?!  Named Monstro?!   That's right! In order to enter into Storybook Land in Disneyland, you have to go in through the digestive track of Monstro the whale...Once you enter into Storybook Land you will get to see Cinderella on her way to the Castle to meet her prince charming, see the city of Agraba where Aladdin and Jasmin took a magic carpet ride into "a whole new world", the house where Pinoccio became a real boy, and so much more.

When it comes to Anaheim, CA real estate, it's not only home to the famous mouse at the "Happiest Place on Earth" it's also home to a population of about 350,000 citizens in the heart of Orange County. Anaheim homes for sale in April 2011 shows that short sales listings far out weighed "standard sales" and more are expected throughout this year. Single Family Homes 60% of the current inventory of the single family detached homes in April 2011 were identified as short sales or bank repos. that number is down slightly from 64% two months ago. 40% of single family homes for the same time period (as compared to 36% two months ago) were identified as "standard sales". Condos/Attached Homes 70% of condos for sale were either short sales or bank repos (almost the same as two months ago) 30% w...

Disneyland California by Robert Swetz 2011 Walt Disney was once asked, “How does it feel to be a celebrity?” This was his answer: “It feels fine when it helps to get a good seat for a football game. But it never helped me to make a good film, or a good shot in a polo game, or command the obedience of my daughter.” “It doesn’t even seem to keep fleas off our dogs – and if a celebrity won’t give one an advantage over a couple of fleas, then I guess there can’t be much in being a celebrity after all.”    Disneyland California by Robert Swetz 2011 FAME ISN'T WORTH A FLEA - by Walt Disney

If you have seen the classic Disney movie Song of the South you know the song that inspired the title of this blog. But if you have ever been to Disneyland, not only do you know the song, you know the ride, you know the room on the ride.... There is also a possibility that you are already drenched!!! The ride that I am talking about is none other then Splash Mountain!!!  One of my favorite rides in the whole park, perfect ride to cool down on once the weather is hot, and at night if you are on the ride during the fireworks you have a brief yet fantastic view. Right Splash Mountain is currently closed down for refurbishment but in the next few weeks I am sure it will be re-opening to kick off those busy summer months.

Disneyland Black Carpet Event-Pirates of the Caribbean on Stranger Tides Hollywood Premier in Disneyland For almost two weeks now crews at Disneyland have been hard at work installing a 6 story tall, 9 story wide screen on Tom Sawyers Island and fully carpeted stadium cushioned seating to host the Hollywood Premier of Pirates of the Caribbean 4, On Stranger Tides. Seats for this event sold out within 3 days of going on sale at an extremely affordable $1,000.00 a seat (that was sarcasm if you couldn't tell). There has been three other Disneyland Premiers in the past but this will be the first Disneyland Premier that the movie will be in 3-D. Instead of being a traditional red carpet for this event, it will be a 3,000 foot black carpet that stretches from the main entrance of Disneyland a...

You know you can hear it...  The french horns blaring out, baam baam baaaaaaaaaam, ba ba baaaaaaam, ba ba, baaaaaaaam. Your lack of faith in the force is disturbing... If you have ever been to Disneyland, hand out for the Jedi Training that occurs every hour or so.  It is up in Tomorrowland.  My son became a young padawan last time we were there, and he was able to fight Lord Vader.  When he arrives, the floor raises, and he comes out with two storm troopers.  Gotta love it, and gotta love Disneyland for doing it!

Donate to Your Local Salvation Army! It's always good to give back to the community that you live in or to get rid of old things that take up space that you no longer have use for. One way in which I like to give back to the community is to donate goods to the local Salvation Army (I like to purchase items here as well!). One of the nearest Salvation Army Thrift Stores to my home it the one located in Anaheim next to La Palm Park. "The Salvation Army is one of the world's largest providers of social aid, with expenditures including operating costs of $2.6 billion in 2004, helping more than 32 million people in the U.S. alone. In addition to community centers and disaster relief, the organization does work in refugee camps, especially among displaced people in Africa." The Salvation A...

Anaheim’s 41st annual Cinco de Mayo Fiesta and Carnival at La Palma Park Just a minute or two down the street from my home and office in Fullerton is La Palma Park in Anaheim. During this time of the year La Palma Park is always host to one of the best celebrations of Cinco De Mayo around. The fiesta isn't always on the 5th of May itself and this year was no exception with the parties having started on April 28th this year. The 41st annual Cinco de Mayo Fiesta was no doubt a huge success again this year attracting the locals as well as visitors from all around looking for a good time playing games, winning prizes, listening to music, dancing, and enjoying family and friends. Today they still had a few of the attractions that were featured throughtout the Cinco de Mayo Fiesta. Below are...
