Ever since I moved to Altadena I have been a frequent visitor to the Altadena Public Library on Mariposa and Santa Rosa.  I have found the library to have a good selection of fiction (my not-so-secret vice) and a reasonable collection of non-fiction.  The library staff have always been friendly and helpful, in my experience a combination not frequently found in public employees.  The parking is usually adequate and the building itself is architecturally fascinating.Today I received a notice by email letting me know that the library has scheduled a special event:       Event: Men of Mystery Date: Monday, October 15 Time: 7:00 pm     Location: Altadena Library Community Room     Two mystery writers, Academy Award winner, camera man & chef Robert Fate and         screen writer, producer & ...

Today I took a neighbor to register at the Altadena Senior Center.  She was motivated to go because she found out that they would give her a certain number of taxi vouchers each month if she was a registered member of the Center. We were met in the entry area by several very active seniors who had stopped by to sign up for a trip the Center is hosting tomorrow.  They weren't sure where they were going but the did know that they have places on the bus!  The volunteers working the desk inside the entry quickly directed us to the correct person to help my neighbor.  While she was filling out the necessary forms, I took the opportunity to look around.   I've driven by the Senior Center at least 5 times a week for four or more years but this is the first time I have visited.  I don't think I...

Isn't it amazing how things can come to you at just the right time?  Yesterday I was standing at the entry to my garage looking at all of the partial cans of paint, paint thinner and other hazardous waste and thinking that I had to find a way to dispose of most of it.  Today I received the information in the mail from a friend who is also our Neighborhood Watch captain. For any of you who might also have a disposal need, here is the info: Help Care for the environment!         On Saturday, September 8, 2007 9:00am- 3:00pm, the Los Angeles County Department of Public Works will hold a free Household Hazardous Waste and E-Waste Roundup.  The program free to all Altadena residents and is a convenient legal way to dispose of hazardous waste items such as motor oil, paint, household/car batte...

Currently there are 144 homes available in Altadena ranging in price from $300,000 to $2,295,000. The average days on the market for a 3 bedroom 2 bath home with an average price of $764,749 are 61. 98 homes are available priced under $700,000. A lot of people are still looking for fixers, but coming up empty due to the homes being over priced for the amount of work that has to be done to bring it up to a current market value.  That just makes the property sit on the market.  Homes that are priced right and in move in condition and those "staged for sale" continue to sell more quickly and often in multiple counter offer situations. Cosmetic fixers may be the best opportunity for buyers to obtain a "deal". Cosmetic fixers are homes that have updated major systems (roof, central air, etc....

I get a lot of E-mails from people asking where I'll be performing next.  Well, no open houses are planned just yet.  (Yes, I sing at "some" Open Houses). But, I sing regularly at church (if you want to call it a "performance" so be it) - Altadena Baptist Church is on Calaveras and El Molino.  My next "solo" is planned for Communion Sunday, August 5th at 11am.  Service normally lasts until 12:15 or 12:30.  Little League season just ended, so no more National Anthems for a while.  Otherwise, no, I don't sing with a band on a regular basis.  My singing is by word of mouth and people ask me to sing at special events or for studio work. Singing is my first passion and sales is my second.  I'll sing for a sale any day!

Sellers all want to make the most money when selling their home. Talking to a Realtor will always be best, but you may want to consider...Curb Appeal. The first impression is always the most important. Mow the lawn, repair the bare spots (even use some of that green spray from the pet store - it does wonders) and trim the edges. Add new mulch around trees and shrubs. Invest in a few dozen inexpensive flowers and plants if the season permits it. Replace the welcome mat!Listening for pesky drips and leaks and making the inexpensive plumbing repairs BEFORE showing the house. Fix that leaky sprinkler head that sprays the sidewalk and replace that dripping bathroom faucet.Cleaning the carpet because clean carpets look, feel and smell better. Replace small entrance rugs with the new ones.New ...

When I was an Escrow Officer, I was often asked this question, "What's the advantage of closing at the end of the month?"The main benefit is that one part of your closing costs, the prepaid interest, is lower. Suppose your closing is on July 15. Your first payment will be due on September 1, and it will include the interest accumulated from August 1 through August 31, but the lender won't forgive you the interest owed on the 15 days of July from the day of the closing until the end of the month. You will need to pay the interest for those 15 days up front, at the time of the closing. Now, if the closing is on July 30, then there is only one day of interest to prepay, so consequently you need less cash to close. This "savings" is really no savings at all- just a postponement of the paymen...

Every month I send out a Newsletter to my clients and neighbors.  Here's an article from my June issue:What three factors impact a home's resale value the most? According to an old, overused saying, they are location, location and location. But what does this really mean? If you are about to buy a home, how do you evaluate its location, location and location to make sure you've got a winner? Being that these really are three different things, let's discuss them one by one.The NeighborhoodAs we all know, two homes that are exactly the same can have drastically different prices just because they are in different neighborhoods. What makes one part of town more expensive than the other?DesirabilityNeighborhoods with more desirable traits will be in higher demand, and higher demand means hig...

I have been a Director of the Christmas Tree Lane Association for a little over a year.  I never knew how much work was involved in maintaining "The Lane" - until now.Christmas Tree Lane is located on Santa Rosa Avenue in Altadena between Woodbury and Altadena Drive. It is listed in the National Register of Historic Places and designated as the California State Landmark No. 990.  In 1885, there was a real estate developer named John P. Woodbury (part of the Woodbury Family who founded Altadena).  John planted 134 deodar trees as a mile long entrance driveway to his mansion.  Though his mansion was never built, the trees stayed and the "driveway" became Santa Rosa Avenue. On the 2nd Saturday of December, there is a Lighting Ceremony of over 10,000 lights and people come from all over to v...

When I was out walking Tasha, my Great Dane, this last weekend, a neighbor stopped me and asked if he was losing money by holding on to his house.  He had been listening to a news report that talked about the "poor real estate market" in California and was worried about the value of his home.  I tried to explain to him that he wouldn't gain or lose any money under any circumstances unless he chooses to sell his home but he had dollar signs in his eyes and wasn't interested in that type of conversation.  I finally told him the real estate market here in Altadena is still very strong although it is taking longer to sell properties and that I would send him statistics to back up my statement.  Here are the data comparing the first half of 2007 with the 12 months of 2006 for East and West A...

What fun it is to live right near the Rose Bowl in Pasadena.  For us locals, we can go anywhere around town and at around 9:00pm you're in for a treat of a show.  Yes, the Rose Bowl is located on the border of Altadena and Pasadena.  It's very convenient for golfers, runners, bike riders and if you'd just like to take the dog for a walk.  To "walk around" the Rose Bowl, it's estimated to be about 3.2 miles around.  I've been to the Rose Bowl on the 4th many times.  However, for the past few years I've either enjoyed watching the fireworks from the flat roof of my Pueblo Nuevo style home or my husband and I take his motorcycle up to Angeles Crest Highway and watch all of the parks' fireworks shows. It's an all day celebration, though, at the Rose Bowl on the 4th of July.  Here's the sched...

I can still remember how amazed I was the first time I found Loma Alta Park at 3300 Lincoln Ave. (corner of Lincoln and Loma Alta).  I was new to Altadena but I have lived in the area for most of my life and I didn't know the park even existed. The park was even more impressive after I took the time to explore. The 7.33 acre park was developed on land purchased from the Joshua Reed Giddings Family in 1954. Dedicated that same year this park serves as outlined by The Kiwanis Club, “for the protection of wildlife.” The park has gone through a series of name changes.  Originally dedicated as Loma Alta Park in 1954, renamed the Clarence H. Thurber Park and Giddings Memorial Picnic Area in 1959, and in 1960, again renamed Loma Alta Park featuring the Dr. Clarence H. Thurber community building...

So often, people ask me the question - What are you mixed with?  You would think in this day and age, it really wouldn't matter.Mind you, a lot of people are perplexed when they meet me. They don't know what "category" to place me under.  I don't look completely white, I don't look completely black. Hispanics come up to me speaking Spanish. When I go to Hawaii people think that I'm a "local girl".  When I had a 4 hour stop over in Italy, people approached me speaking Italian.Don't get me wrong. I feel very fortunate to be of a mixed race.  My Mother is a White Russian Jew from Canada and my Father was of mixed race born in Mississippi - well, his father was fom Sicely, Italy and his mother was Cherokee Indian and Black born in New Orleans.  My mother's mother disowned her when she marri...

Procrastination haunts us all lets face it. WHen trying to manage your time effectively procrastination serves as this principles kryptonite. Many of us when it comes to having a specific  deadline we think oh ill do it tommorow. This carries for several days and at the last minute we are running around trying to make the deadline. One way to counter this thought process is to break this into smaller tasks and do just one of the smaller tasks. You could even set a timer and work on the big task for jsut 15 minutes. By doing a little at a time, eventually you will reach a point where you will want to finish. Some loans especially the 80/20 100 % financing require a lot of paperwork. In fact each stacking order has to be identical for the 80% and the 20%. When submitting loans in house or...
