Median Here’s a look at market activity for single family homes in Alamo during the month of April. This first graph shows an upward change of 30% from last year.  Who doesn’t like to see that kind of an upswing? Of course, the devil is in the details. Only 4 out of the 11 properties sold were under $1,000,000 so of course that brings the numbers up nicely. Months Supply This next graph, shows inventory levels, which surprisingly shows a huge dip from last year. Typically, more homes come on the market in the spring than in the winter.  This is not holding true for Alamo.  This may be in part because of the very rainy weather we've had this year. Many sellers have delayed their on-market dates as they didn't have cooperative whether for making repairs and sprucing up yards. Average Days...

East Bay Mortgage & Market Update for May 3rd 2011 Economic News:  The week started out on a good note with stronger than expected data on the ISM Manufacturing Index for April. Although it was down a bit from last month it was noted in the WSJ that “the rate of hiring remained very strong and backlog orders shot up”. Construction Spending was also better than expected for March with all sectors showing gains. To round out the early week numbers was March Factory Orders. In line with the other reports thus far this week they beat estimates. East Bay Mortgage & Market Update for March 29th 2011 Economic News:  Personal Income & Outlays were reported yesterday and both were up. Income is higher by 5.1% from year ago levels and spending increased by 4.1% during the same time period. The Pending Home Sales Index increased to 90.8 reversing the downward trend of the last two months. The Case-Shiller Home Price Index indicates that metropolitan home prices are still under downward pressure. Please keep in mind that all real estate is local so your neighborhood performance can be substantially different from national reports. Consumers are not happy with rising food and energy costs and this was apparent in the Consumer Confidence figures which declined to 63.4 from last month's revised reading of 72.
