Alamo saw growth in all fronts for the month of March. For the last 3 months the number of properties and the sale price has increased. Overall, the market truly seems to be balancing out with increases in inventory and the number of buyers. For March, the median sold price in Alamo shot up from 1.2 million in February to 1.4 million, an increase of nearly 17%. The number of new properties for March 2014 was 32, compared to 35 last March; a slight decrease over the year but month by month we are seeing a steady increase. The increases in properties combined with increasing values is really a sign of good things to come for Alamo. We'll see how April fits into this trend.

Alamo is a unique community in that real estate is always in high demand and 2013 confirmed that. We saw a 29% increase in median sale prices from December 2012 to December 2013, from $1,185,000 to $1,525,000!  And similar to most Bay Area cities, the number of units for sale was down 15%. This was typical for 2013, as the supply was down and demand was high, creating a great sellers market. Alamo real estate activity for the month of October was as follows: 28 New listings priced from $739,000 to $3,585,000 9 Homes went under contract ranging from $949,000 to $1,600,000 - average dayson market of 46 16 Alamo closed sales ranging in price from $700,000 to $2,695,000 - average sales price of $1,399,000 and average days on market of 56. There are currently 46 homes on the market in Alamo and based on the average number of units sold per month, there is approximately 2 months of inventory. What is a luxury home? Many describe a luxury home as one with a sales tag of $1,000,000 or more. In the Alamo, Danville or Blackhawk areas this would qualify about 60 percent of the homes  as luxury homes. Alamo - Total Units Sold in 2013= 120   $1,000,000+ Units sold - 95 = 79% of all homes sold are over one million Blackhawk - Total Units Sold in 2013=61; $1,000,000+ Units sold - 46 = 77% of all homes sold over one million Danville - Total Units Sold in 2013=287; $1,000,000+ Units sold 103 = 36% of all homes sold over one million I don't really have a definition for what constitutes a luxury home, because from where I come from million dollar homes were only for the rich. Therefore, the data below are averages for all homes in Alamo. Mortgage and Market Update   Economic News...Both the debt and equity markets clawed their way higher this week. Two words summed up the Existing Home Sales Report: Tight Inventory. Sales did not meet expectations but this was not due to buyer demand. The pricing component was also exceptionally strong. New Home Sales came in slightly under consensus. Weekly Jobless Claims posted a nice number while Consumer Sentiment beat estimates which hopefully points to a nice May. Lastly, Gross Domestic Product, limped in at a disappointing 2.5% compared to the 3.1% forecast.   Mortgage Markets...The weaker than expected GDP number has helped mortgage rates today. The 10 Year Note closed trading at 1.668% which is just slightly better than last week’s closing yield of 1.707%.   Next Week’s Market ...

  Economic News...was a little weaker than expected. The ISM Manufacturing Index and Factory Orders results were mixed. While the headline figures were tepid there was some positive data hidden in the underlying numbers. Employment stats for the week were the real market driver. On Wednesday, the ADP Employment Report results predicted a weaker Employment Situation in Friday’s release. This came true with today’s announcement of 88,000 jobs created versus the 193,000 expected. The unemployment rate trended lower to 7.6% but the labor force participation rate dropped from 63.5% to 63.3% which is a level not seen since 1979.   Mortgage and Market Update...Spring Has Sprung!!!   Economic News...There was a lot of housing news released this week. The Housing Market Index (gauge of new home sales) declined for the second month in a row but when you look at the forward data things are pretty good. In addition, the Western Region leads the way by a wide margin. Housing Starts numbers looked just OK but permits made excellent headway in January. This report can be all over the map from month to month due to weather conditions and as well as the volatile multi-family sector. Existing Home Sales, while just missing expectations, were positive. The supply of homes for sale jumped 9.6% nationwide and the months of available homes increased to 4.7 from 4.3. If we could only  find more inventory in the Bay Area! Lastly...

Mortgage and Market Update Economic News...for the week was fairly light and mostly benign. Factory Orders, while not meeting expectations, still showed some strong points in the underlying data. The ISM Non-Manufacturing Index results were inline with expectations, indicating continued economic growth. Weekly Jobless Claims remain range bound and the four week moving average continues moving lower. Things are changing with FHA loans as the Mortgage Insurance Premiums are set to increase and most buyers will be required to pay this over the life of the loan versus the old 78% loan-to-value threshold. Mortgage and Market Update Economic News...was heavy this week and, despite a few bumps, was strong enough for the equity markets to continue their winning ways. News on the inflation front was tame as both the Producer Price Index and Consumer Price Index pulled back. Retail Sales for December rebounded from weaker November levels and were up .50% versus the expected .20%. Industrial Production came in above estimates and provided a positive view on the manufacturing sector which had been a concern recently.  Housing Starts for December grew sharply with the Multi-Family group leading the way. Single Family Home Starts were not far behind. The Housing Market Index cooled a bit after a long run of gains with the West posted the best results. Finally, Consumer Sentiment continued to soft...

Mortgage and Market Update Economic News: The big news for the markets this week was the closure of the exchanges for two days in the aftermath of Sandy. The economic reports for the week were not nearly as tumultuous or destructive. The Case-Shiller Home Price Index notched a 2% YOY gain in the 20 markets tracked. Consumer Confidence continued to improve and both personal spending and incomes were up. Unfortunately, higher energy prices did eat into those gains. Manufacturing and Factory Orders were positive as well. On the jobs front the ADP & Employment Situation reports came in more bullish than expected but the unemployment rate did go up a tick from 7.8% to 7.9%. Mortgage and Market Update Economic News: Housing led the way in last week’s economic news. The Case-Shiller Home Price Index reaffirmed the sentiment of housing sector improvement (which those of us in the Bay Area have known about for a while). Price increases were reported for the fifth month in a row. Pending Home Sales did not disappoint either rising 2.40% on a month over month basis. News on the consumer was a bit conflicted. Consumer Confidence was lower than expected with worries persisting about the future of jobs and the economy. On the other hand, Consumer Sentiment, posted nice results to end August. The year is half over so it's time to check and see how the Alamo Real Estate Market has perfomed compared to the first six months of 2011. Out of the gate this year the market has been very active. We can now see that there was a doubling of single family homes sold, an nice increase in the median price and steady marketing times. The attached home market has also performed well.
