The Alameda Museum 2014 Lecture Series Part 1   The Alameda Museums 2014 Lecture Series begins Thursday, March 27th. This is a 14 year tradition of lectures which has been a way for the Museum to educate Alamedans about their city’s history.     The Alameda Museum was founded as the Historical Society 65 years ago.  The Museum’s mission is to collect, conserve and exhibit the City of Alameda’s history.   And also to educate Alamedans and visitors with fabulous lectures, gorgeous art exhibits and to provide special group tours during non-business hours.   The March 27, 2014 lecture will be by Alameda architect Richard Rutter, who designed the lighting to celebrate the 50th birthday of the Golden Gate Bridge in 1987.  Rutter  will discuss “Twenty-Seven Years Aglow”.  The Law Offices of ... 03/25/2014

A colleague had a conversation about some shared buyers who are experiencing "teachable moments" as they continue to lose out to higher offers. My colleague said “Our message to them right now: If everyone really used comparables all the time as a guide for what to offer, prices would be the same today as they were 40 years ago.” TEACHING MOMENT It's challenging to teach people anything unless they have a willingness to learn or listen.    FIRST TIME BUYER SKEPTICISM I am experiencing a similar challenge, trying to provide guidance to first time buyers who rely purely on numbers and statistics, but are somewhat unbelieving when told that certain properties will likely sell for more than list price, or more than recent comps. We in the real estate business know the value of home staging. There's enough empirical data to support that. Barb Schwarz said that   "Recent statistics gathered by Stagedhomes.com shows that 94 percent of homes staged by an Accredited Staging Professional sold in 29 days or less, compared to an average of 145 days for homes that were not staged. What’s more, homes staged by Accredited Staging Professionals stay on the market 83 percent less than a home that has not been staged."   Not all sellers are easily or readily convinced....and that factors into the question whether a seller is motivated, semi-motivated or unmotivated.
