Are you superstitious? What are your thoughts about Friday the 13th? I have always considered the #13 as being a Lucky Number and Friday the 13th as being even more lucky. I also believe that what your position is i.e.: your outlook makes a difference. So, with that said, today I had three "lucky events" that I wanted to share.First my Backup Offer on my Malibu Land deposited the Earnest Money it took a bit of an effort, but it got done down to the wire right before five pm.I wrote an offer on another Malibu Land, not my listing and the Listing Agent assured me that the seller will accept our offer.Then to boot, I submitted a listing agreement, and the seller signed it today.As far as I am concerned Friday the 13th was great from a business perspective.On a personal level I made a great...

I have been often known to preach about the benefits of First Position Backup Offers. One of the benefits I always said, it keeps the first buyer in line and not to ask unreasonable requests from the seller.The second benefit I used to say is if the first buyer moves, we already have negotiated and have a willing and able buyer to step in place of the buyer that is cancelling.The third benefit is we do not need to start the marketing process from the beginning. End of Summer heat wave in Los Angeles, CA, showing properties can be challenging especially if you are a land specialist. Friday I was heading to one of my listings in Pacific Palisades for a showing.Went through Brentwood, CA and look at what the temperature gage was showing. Had to smile that is what our current Vice President calls home. Well, I continued to my listing, two streets below in the Pacific Palisades, CA that Tom Hanks has his home. Ever wonder why someone builds an ADU (Accessory Dwelling Unit)? I recently had the pleasure of touring my neighbor's South Pasadena ADU - which he both designed and build here in Southern California.The structure was built as a freestanding second home on the back of his 9,000 square foot lot. It's pretty much the maximum allowable size - and has 2 bedrooms and 2 bathrooms. It's a modern design - despite the fact that the front house is a historic craftsman home.You can see the video tour of the ADU below and hear from the designer / builder on why he decided to build an Accessory Dwelling Unit in South Pasadena.
