Without a doubt the Housing market in Vancouver has exceeded everyone's expectations. It seems every time the media and the those in the "know" say housing prices have reached a peak the prices keep climbing. Houses and even condo's are staying on the market a few weeks longer than they were a few months ago but prices are not coming down. This past week we staged a new home for a builder who had never used staging in all his years of building. In fact he was shocked that his latest build had not been snapped up the minute the last flagstone had been laid. After 4 weeks on the market he and his Realtor decided they needed to take the home to the next level, it needed to be staged! We met with the builder and his Realtor and as usual got very excited and animated (like we do) about this ...

Okay maybe there is a better name for them, but please read the following anecdote from one of my colleagues about the scary expeience she had last weekend. Ladies don't be going out in the forest alone! My daughter was with me, and we were just opening a listing on West Broadway, when a fellow came in with us. Appears he had been waiting... We went about opening, and turning on lights, however as soon as I was ready to give him my full attention, he fired off aggressive questions, such as "And so what issues does the Building Engineers Report highlight in this building"? etc., very confrontational throughout our short conversation...I asked him why he was so upset, and he said he had recently had an Offer and Inspection on a property in New Westminster that had turned out to be a leaky...

Well by Midnight last Friday the new and Improved Show Suite for the Maguire Building was complete. The very first Show Suite for the building, featured in my blog "Show Suites are the BEST Advertisement",sold very quickly and was very well received and it has been admitted that it could have sold many times over. However the remaining suites seemed to have stalled and fallen flat due to the uninteresting colors and layouts. Although they were very large it was difficult to envision just how each unique layout would accommodate peoples furniture.Since the Show-suite possession date was fast approaching the Developer and Real Estate Agents realized they needed to not only address the fact that another show suite was definitely needed but also that they needed to make the empty suites mar...

Well Spring is less than 24hrs away and for Home Stagers in Greater Vancouver the busy Spring market is really heating up! This past few weeks has been incredibly busy for all of us at Celebrate. Now with a day's breather I can finally get to some creative blogging and share one of our favorites! I have been looking forward to this particular project for six weeks and we finally got to complete it this past Thursday. I think it may be one of the best design & home staging projects we have done yet!We have the great privilege to work with two amazing investors who have been buying and flipping condominiums for the past 6 months. Our first staging project with them was featured in my February blog "First Flip Won't be Their Last" This particular project is also in the same building as the...

CBC reported the other day that Bill Eden's Eden Developments had stopped construction of its only active development, the Sophia. In a situation eerily similar to the Riverbend development that cancelled the contracts of pre-sale buyers earlier this year The Sophia, located in Mount Pleasant, was nearing completion and now it looks like pre-sale buyers who bought 2-3 years ago may be forced to buy back in at today's prices if they wish to keep their units, and if they can afford too. I have a thank a few people for the heads-up on this one. Firstly a commenter, the mysterious mr. x,  from my  post about the cancelling of Eden Developments other projects, the Elyse and Montgomery Estates, mentioned this on the 21st, and yesterday I first found news of the CBC story (which I can't find o...

Living in False Creek certainly makes getting something for your Valentine really easy. Just head on down to Granville Island.  Do you need flowers? Of course you do! There are two great florists in the Public Market at Granville Island. The easiest to find is the Granville Island Florist at the south east entrance to the market. They are also the only one with a website so the get the link love. The other is the V & J Plant Shop (604-689-4439) at the other end of the market closer to Bridges Restaurant. Both have beautiful flowers on display everyday and can do something custom for you if you like. My wife and I had our wedding flowers done at V & J some years ago now and they were lovely, but I really don't think you can go wrong. Now you've got the flowers you need a gift as well. The...

Living in a big city never have any shortage of ideas for things to blog about. There are new stats and reports from the MLS® (yes, Canadian REALTORs® own the trademark on the term MLS® in Canada), the banks and various local and national organizations almost every week and sometimes 2-3 a week. Then there are events around town. There are festivals and big industry shows (boat show, car show, golf show, outdoors show, motorcycle show) happening constantly. I just can't keep up. I kept forgetting to blog about the boat show last week and I just never got to it and now its over. No if you don't live in a bog city then you may not have some of these options. But you do have lots of other options and the added benefit that people around town might even get to recognize you. There are somet...

September 2007 proved to be one of the busiest month's on record for Celebrate. In the early part of the month we staged the Show Suite for the Maguire Building in Kitsilano (that's a blog for another day). Before the first scheduled Open House the suite was shown to two business partners who had decided to try their hand at flipping condo's. The first question as soon as they walked into the suite was "Who are the designers?!". They had our business cards in hand before they had even seen the rest of the suite. Later that week we received a call from the partners to meet us at their first project for a staging quote. Now usually when you are meeting a homeowner or client the "sell" is on! We go in guns blazing promoting and educating everyone on the benefits of staging to sell. These g...

The leading local industries for British Columbia include mineral extraction, forest products, fishery, high-tech, film production, tourism, trades and financial services. When the building envelope fails and allows water ingress it causes decay, mold, rot and rust. This is commonly known as the "Leaky Condo Syndrome", and properties affected are mainly called "Leaky Condos". The widespread failure affected wood frame and concrete condominiums, detached homes and commercial and institutional buildings, especially throughout the Pacific Northwest. The buying public remains exposed to high-risk in regions affected... More here: [...] John in Port Moody, BC Real Estate Evolved

Vancouver presale new condo cancelled A CBC News reported on November 27, 2007 Vancouver developer pulls out of condo projects due to financing difficulty Skyrocketing construction costs driven by Vancouver's sizzling real estate market have forced a developer to pull out of two projects worth $95 million. Developer Bill Eden, who owns The Eden Group, told CBC News that because of financing difficulty it's not possible for his company to finish the projects. "The industry itself — very difficult to get financing," Eden said on Monday. "Basically, it's extremely uncertain whether I can actually complete that building." That development project is the Elyse, a 119-suite condominium complex planned for E7th Avenue and Scotia Street in Vancouver. There are 55 people who made presale purchas...
