Abbotsford, BC Real Estate News

The sun was shining today, and even though we still have a chill in the air, here in Abbotsford, BC, I was reminded of my recent trip to Ottawa. Well not too recent, it was in Autumn 2008 and 'O'Canada' ~ 'Oh so Beautiful.' Do you ever feel that life is getting a little too crazy, the pressures of having to produce and doing what it takes to be successful weigh on your mind and body and spirit? Sometimes you just have to get away, gain some perspective! Go to the spa, that sort of thing! And that is exactly what I did! I was at an open house, it's a regular thing for me, at a development just down the road from my house. Thursday - Sunday 1 - 4!  I was thinking... (On a Thursday, there's a bit of time for thinking!) 'If I go away for a day or two, spa day, catch up with friends!' 'Mayb...

I have a secret... I love apples... Green, fresh & cold apples! I eat apples in the morning, on the way to take listings, on my way back from taking the listing, even as I'm walking into the restaurant to have lunch with fellow Realtors! LOLMy colleagues have noticed my affinity for eating apples. To question 'why' is to ask why a Zebra has stripes... really... Our apples are our great ideas, the ones that set us apart from the rest. I'm sure if we're like minded then you know what I mean! As Realtors we are continuously on the go, from here to there, getting to the office, getting to the appointment. We time block and then we are left with the challenge of sticking to our schedule. If you erase you must replace. That sort of thing... and it doesn't stop, not even for a good idea If you ...

It was not so long ago when even having a website was a big deal. And now that so many of use have one. It's more a question of 'Now what are you gonna do with it?' What sets your site apart from the rest. While throwing some ideas back and forth today with a colleague, I thought about what I was doing to create BUYER TRAFFIC! In a shifting market, I have to say ~ Love the Buyer! And the Seller too of course, but with fewer pickings, I'm thinking GET IN THE PATH OF THE BUYER!That isn't an original thought I assure you, it's been said before... for sure.... but what may be somewhat original, at least I'd like to think it is (even just a little?? humour me...) That is taking your site and creating a page to feature your listings (or all the listings, if you don't have any yet) from that ar...

I was delighted to find the image below in my inbox this afternoon! What fun we are going to have in Orlando, Florida at Family Reunion from the 21-25th of February 2009! Having won a trip to KW Family Reunion I am super excited to attend what I've heard is an absolutely empowering and truly inspirational event. And to think that by attending we could put what we've learned to great use and thus ACHIEVE OUR GOALS for 2009.To think we are on the 7th of January and I'm still in Happy New Year mode... Maybe it will fade as I pack my Christmas decorations away tonight... Can't help but still feel exhilarated, the possibility of looking at the checklist below in December 2009 and seeing many of the items listed as divided and conquered! WOW that would be POWERFUL!  Click Here to register f...

With the ringing in of the New Year, I'm sure many of you are questioning, as am I ~ Why do I do what I do? Why do I sell Real Estate? And with the recent passing of my father in law, I find myself reflecting on my own father's passing only three years ago, and thus thinking about my Big Why. The Big Why that has unfolded and revealed itself to me over the past three years. The reason I get up every morning and face each day with the utmost optimism and enthusiasm. And the reason, that without my involvement with a company such as Keller Williams, I'm not sure would have been as clear to me.Years ago when my father and mentor died in my arms suddenly, I couldn't necessarily put a finger on what I was filled with, it was something that was so overwhelming for me I couldn't speak it.BUT.....

This girl is a breath of fresh air everytime she walks into a room.  A bundle of energy, a passion for life and truly faith-inspired individual. A Wow in Every Way - Michele grew up in the Fraser Valley, lived in the Pemberton Valley (north of Whistler) for 10 years before returning to the Langley/Abbotsford area. Listing & Sales Market Share   Blanket statements about the real estate market can be so miss leading. Media reports and industry reports all tell us that the average sales price is down over last year's prices. Statistically this is correct but a closer look at the market is required to find out how this applies to you.   In the table below I've separated sales and listing in $100,000 increments and calculated their percentage.   Price Range Listings Sales 000 - 300K 1.4% 3.5% 300 - 400K 21.8% 35.2% 400 - 500K 21.3% 31.9% 500 - 600K 18.5% 17.6% 600 - 700K 18.9% 6.4% 700 - 800K 4.8% 2.5% 800 - 900K 2.8% 2.2% 900 - 1,000K 1.7% 0.7% 1,000,000 above 8.7% 0.0%   Sales and listings of houses up to $500,000 account for 67% of market but only account for 45% of the available listings. One would think from the media that the real estate market is in the dumps. Well it's not. What I'm seeing today is the market I worked in the 1980's and 1990's. Here are few statistics I've gleamed from last months reports for Abbotsford, British Columbia. Abbotsford houses which averaged $464,102 in April held with a modest increase of 0.4% over April. However the numbers of sales were down significantly from 150 homes sold in April to 118 sold in May. Abbotsford townhouse prices increased 9.15% from April, $286,144 to May $312,159. The number of sales increased slightly from 41 units sold in April and 53 sold in May. Abbotsford apartments had a modest decrease, -1.1%, in May with prices declining from $204,440 to $220,211 units sold from 82 in April to 70 in May. There are currently ...

Two new earthquake fault zones have recently been discovered. One fault line is close, and could cause significant damage to Abbotsford BC. Newly released seismic hazard maps from the U.S. Geological Survey feature the Boulder Creek Fault. Another finding was the South Whidbey Island Fault, which stretches southeast from Victoria, is longer than expected and runs through Seattle's northern and eastern suburbs. These fault lines could potentially cause earthquakes measuring 6.8 on the Richter scale. There is evidence of earthquakes having occurred there three times in the past 7,500 years. So, make a ICE (in case of emergency) plan with your family, buy a emergency survival kit and some sort of earthquake insurance for your home. But don't be concerned too much because we are talking abo...
