One of my favorite mountain golf courses is Starr Pass. The Starr Pass legend began over 120 years ago when Richard Starr crafted a trail through the rugged wilderness of the Tucson Mountains. The golf course at Starr Pass was originally completed in 1986. Renovated by Arnold Palmer in 2004 Starr Pass is one of the premium courses in Tucson. Nestled in the Tucson Mountains with 27 holes this course has a challenge for everyone. Broken into three 9-hole courses; the Roadrunner up to 3241 yards, Rattler up to 3490 yards, and Coyote up to 3512 yards.  You will play a combination of two of these three courses to finish off 18 holes. The par 4 Coyote 6 fairway marks the Starr Pass Trail and has earned the honor of being the signature hole at Starr Pass. As you hit your second shot you can im...

Housing Recovery Likely This Year; Timing Unclear was the headline for an article in the Arizona REALTOR® May Issue. What does this mean to the Tucson real estate Market? Tucson has always remained stronger than most parts of our fine nation. I have been watching sales daily and they have been on track with my prediction. Which is higher than February's sales. All the information won't be in for a few more days. I will post it once the date is in.I went back this morning to double check the numbers for January through March. They were off from what the Tucson Association of Realtors reported and what I recorded. Like any reporting method there are always that data which is delayed. The sales for January through March were actually higher than reported and predicted. Read the rest of thi...

Many homeowners think that when they are ready to sell a home that all they need to do is to interview 3-4 Realtor's. Then pick the one that gives what seems to be the most service for the least amount of commission.  That is completely the WRONG thing to do in today's market. You need to make sure that the Realtor you hire to sell your largest financial investment that you will most likely take part in, has a proven track record for selling homes for the most money, in the shortest time, with the least amount of hassle. Here's a shocking fact: Almost 50% of all homes in the Tucson MLS failed to sell during their first listing period. Here is the main reason. Lack of Marketing!Hiring a Realtor that only has one or two listings or worse none at all can also be very costly. The National As...

As a resident of Ventan Canyon in Tucson Arizona I would like to point out that our market remains stable. However, the sellers who really wanrt to sell thier current homes need to be sure that they are priced better than all the competition in and around the area.  There are many more choices today versus 1 year ago. Zillow seemed like a good thing for Realtors in the Tucson Real Estate market. Allowing Realtors to assist Sellers in getting their home before more Buyers when Zillow announced Q&A. Being reasonable, I thought I would give Zillow a try. Maybe things had gotten better. I ran one home for a while to test it. No Zestimate came back on it. It seemed like a good forum to get offer one more service for my clients. So, today I entered another home. Boy was the Zestimate off.  My partner and I ran independent comparisons and came up with similar information. Three other Realtors who competed for the listing came up with... While going through my real estate reading this morning I read that the National Association of Realtors reported an 8.4% decline in the sale of homes for the first quarter.  So, the first thing I did was to jump into the Tucson Multiple Listing database and check our local numbers. Chicken Little, the sky is still its bright Arizona blue. Read the rest of this entry (Click Here)»

In-N-Out Burger opens its doors in Tucson at 3711 E Broadway on April 24, 2007. I love their freshly cut french fries, fresh lettuce and tomatoes. I can picture the car clubs of Tucson, last count was 30, merging on In-N-Out with 57 Chevy's, 65 Mustangs, 68 GTX's, 67 Chevelles (like the one in my garage), 57 T-Birds, and 63 Corvettes. How can I tell my cardiologist that my office will be 3 minutes from one of the greatest fast food restaurants in Tucson? If you have never been to one, its a must try delight. Welcome to Tucson In-N-Out.

In 2001 Tucson was listed by Wall Street Journal as one of the top 20 cities for vacation, second and retirement homes. Things haven't changed much. Tucson remains as a popular city for people to move to. What happened to the Tucson Real Estate Market in 2004 trough 2005?The best analogy is that of a train. In April of 2004 the Tucson real estate market experienced a ridiculous increase in sales and prices that lasted for months. Investors were showing up literally by the bus load to buy up as many homes as they could in new communities. A normal 6-7% annual appreciation in homes skyrocketed to 24-32%. Multiple counter offers were common, with many homes selling above the asking price. It was a speeding train out of control with cars flying off the track everywhere as the load got light...
