I recently read an article by Michael Antoniak a journalist and technology expert on yes, the uses of technology. Mr. Antoniak indicated that many agents prefer phone calls and e-mail but in the future he predicts text messaging will take priority. I'm all for technology to make everyone more efficient and effective. This Monday I closed escrow on a very nice home in Sun City Grand.  It was purchased by a couple from Canada who will be using it as their winter residence.  My buyers were very happy when I presented them with their keys early in the morning.       The great room floor plan, plantation shutters and gorgeous backyard are the new homeowners favorites. Their kitchen has Corian counters, under-mount sink, and GE Profile appliances. This is the lowest inventory of homes for sale in Sun City Grand since March, 2008.  Home sales remained constant again last week.  Homes that show well, have the right upgrades, and are priced well, sell the quickest.  Prices remain deflated.  It has been a busy summer season since buyers are looking and buying this summer.  Even in the 115 degree weather there are lots of potential buyers looking, and most are buying in preparation for their retirement or for the upcoming fall/spring season.  The absorption rate is number of weeks it takes to sell the current inventory at the present rate of sales.    The Absorption Rate for Sun City Grandthis week is 35.9 weeks.  This means that at the current rate of sales, it will take about 36 weeks to deplete the current inventory.  Absorption r... 07/27/2009

The new Surprise City Hall is open and the four-story 134,000 square foot north building housing the city staff and council chambers is beautiful. Right next to this building to the south is the one-story 26,000 square foot facility that is home to Rio Salado  Colleges' Communiversity. Rio Salado offers two and four year degrees. This complex is quite a contrast to the old dilapedated facility utilized for so many years on Bell Road. I can only describe the new facility in one word - WOW! The buldings feature natural stone elements that tie in Surprise's western backdrop - the White Tank Mountains. Only 18 perfect games have been thrown in the modern baseball era. The 18th, today, by Mark Buehrle was certainly monumental. Dewayne Wise should be given a huge amount of credit for his outstanding catch in centerfield with one out in the 9th. It looked like there was no way the ball was going to be caught but he got there and made a snow cone catch before tumbling to the ground holding the ball up in his bare hand. At the end of the game as Mark was mobbed I couldn't help but think of Realtors who put forth that kind of effort on every transaction.
