Over the last two weeks, much has been said about the Arizona Republic's report that Arizona Board of Appraisers have issued cease and desist orders against Zillow for "giving appraisals without a license". This mornings news said that the legislature is addressing this issue, apparently in Zillow's favor. My question is why now? The first cease and desist order was in July 2006, the second in November. Neither has been enforced, Zillow has continued giving Zestimates. If the Board was correct or serious, why didn't they enforce these orders? If they weren't why did they issue them in the first place?My opinion is that Zillow gives the consumer a way to discover the POSSIBLE value of a home before calling a Realtor to get a more comprehensive opinion of value. Sun City was started by Del Webb in 1960 when Del Webb opened with 5 model homes, a shopping center, motel, golf course and a recreation center. Originally conceived of as a retirement community for winter visitors, it has become a commmunity of 45,000 people, over 60% permanent residents. If only Del could see it now.Sun City has 11 golf courses, 3 of which are country clubs. For those who don't golf, Sun City has 7 recreation centers offering sports includin swimming and tennis and pickleball to name a few. Each recreation center has a pool, as well as facilitied for every imaginable hobby, kept current to reflect today's interests and desires. One example is the personal computer clubs. Now that Tax Day is almost here, the exodus of Snowbirds is in full swing. All roads north are clogged with vehicles bearing Minnesota, Wisconsin, Canadian and other northern license plates. Hurry back soon winter friends.On the real estate news, the winter season was interesting. Inventory hovered around 920-980 homes on the market with time to sell varying from 107 to 125 days. I am reading a publication that speaks to Feng Shui and it's benefits.  Being a Realtor I am interested if anyone has followed the dictates of Feng Shui and can say, one way or another, what has been there experience.  For example, this article states that "to break bad habits, change the furniture in the room where the bad habit manifests.  Really?  Or, to lose weight, hang a mirror that faces you every time you eat a meal. The reflection will remind you to eat slowly and deliberately and you will feel full sooner.  How about Feng Shui to stop smoking.  The article says that plants are a visual motivator to help you stop smoking as they reinforce new behavior and also create oxygen.  (A personal aside.  I smoked for many years and during the time I was trying to quit, I could not have ...

Greetings to my friends, clients and those who have just happened upon this blog.  Today it is sunny and warm, however, the real estate market is still a bit chilly.  As of this morning there were 601 homes for sale in the Sun City zip code of 85351.  This is the largest figure I have seen in the last 5 years in Sun City and it doesn't even include the "for sale by owner" homes of which there must be half again as many!  This is truly a buyers dream market.  In addition, buyers and sellers both are going to benefit from the prognosis by Arizona Tax Liens.com, as reported in January 3, 2006 edition of The Business Journal of Phoenix, that property values should increase by 11.1% in 2007.  Buyers, contact me to take advantage of today's values because it looks as if they may be getting mo...
