Good Evening Everyone, They're back! More and more foreclosures are hitting the market again.  We've been hearing about the Shadow Inventory out there for months, well they are finally hitting the market.  Of course, just in time for the Spring buyers to come out and start looking.  Is this a good thing or a bad thing?  It depends on how you look at it.  If you are a conventional seller is certainly isn't good news because it is going to keep those values down and perhaps even impact them more.  If you are a buyer, it could be a good thing, especially if you are looking for a nice home at a good price. Good Evening Everyone, I wanted to focus on a different angle in tonight's post.  There has been so much publicity about what great deals foreclosure properties are, that most buyers in the market today think that is what they simply must have when they are buying a home.  Even if they have to settle for something that isn't exactly what they want. While I won't deny that the prices on them are very competitive, don't sell yourself short by focusing your property search on foreclosure properties to the exclusion of all other properties.  There are many very motivated regular sellers out there who need to sell their homes too.  They may not have the lowest list price but that does not mean that they would not look at an offer if it is a fair price for the property. Well today I came up with the magic formula, take 20% off whatever you want or think your home is worth and that is the price a buyer will be willing to pay for it. Good Afternoon Everyone, In honor of the fall season in the White Mountains I decided to use some real fall colors for my post today. Yes, this photo really is of the White Mountains in the area over near Greer,AZ.  It was taken a couple of years ago at the height of the "color" season. For those of you that don't know, Torreon is a golf course community just outside of Show Low, AZ off of Highway 77. All of the homes are cabin style properties from roughly 1200 square feet to 6,000 square feet. They have 2 golf courses that both go up to 7100 yards and are very challenging. I played the Cabin course in July while we were on vacation. Layout- 7.5 of 10. The course is at 5000 feet elevation and is in the trees. There are lots of bunkers, waste areas and lakes. I really enjoyed the layout, but I think i would hit 3 wood off the tee a few more times if I were to play it again. Condition-7 of 10. The greens are bent grass and very fast. Bunkers were raked. Good Afternoon Everyone, My broker and I were talking about selling property today, the right way and the wrong way to do it.  I think there isn't an agent out there who hasn't found themselves being chastised by a client for injecting their own opinion about a particular property. How often have you found yourself looking at a property with a buyer and feeling strongly that it isn't the property for the buyer.  Have you injected your opinion of the property, questioned the price, anything that might give the client the impression that you do not like the house?  I have, I think we all have, but it is a lesson to be learned that what we think does not matter!  It is the buyer's thoughts that do. These 3 phrases are uttered on a regular basis. I for one am so tired of the media spouting their doom and gloom. People hear and believe. Most will not take the time to ask a professional in the area they are living....or for that fact an area that they are moving to. Here are the following phrases that I am not so fond of hearing yet do so on a regular basis....usually about 3 times every day. The reason I am tired of hearing them is not because someone is seeking knowledge as I am happy to let people know what the market is doing. I was just reading our monthly publication for our Arizona Association of REALTORS and to quote it said: "---ActiveRain has moved to the head of the social networking line in the real estate industry---" There are over 100, 000 of us AR Heads with as many as 35,000 users online at one time. How about that!  I think it is great.  I know it has increased my exposure in the Nation and for those of you who we all see all the time, you are the head of the pack. Yee Haa  -  AR Rocks!

Where oh where have the buyers gone???  We sure aren't seeing much increase in our area.  Oh there are a few more hits on the websites and a couple of calls but if things are picking up in some areas, it sure hasn't hit ours yet.  I was just talking to one of my friends and a former associate today and she is really concerned about what this year is going to bring.  Everyone in our area is worried.  Financing is just too tight for our buyers because they are primarily second home buyers and they can't afford the conventional loans out there.  Self employed are just out of luck unless they can find a seller to carry a note.  I am pushing my sellers to do that at least for a few years to give potential buyers an opportunity to get in the home and then refinance.  Are any of you all encoun...

In our market here in the White Mountains of Arizona we are just beginning to see the REO properties hit the market.  In the larger areas they have been the biggest percentage of the marketplace formost of 2008.  But up here in the High Country we are just beginning to see them hit our market place.  It is a challenge learning how to handle them because there is no consistancy with the Lender's Requirements.     I currently have two escrows going on REO properties with two more than didn't get past the inspection stage so I am learning that the challenges are not always easy to overcome.     The biggest obsticle in my opinion is lack of uniformity in the Counter Offers we receive from the Lenders.  We all know and expect that they are not going to meet the terms of our Arizona Contract ...

It's not quite a winter wonderland yet but we received our first snowfall today! And here's the approximate snowfall results.... Show Low, Arizona- 1 inch Pinetop, Arizona- 1.5 inches Snowflake, Arizona .5 inches I love the snow and can't wait for our first sledding trip! It is the perfect opportunity to play hooky from work and spend time with the family. Of course an all day sledding day is the only way to go complete with hot chocolate, hot dogs and roasted marshmallows!!

We had a new restaurant open in Show Low Arizona this week! It's a great place called Addi J's. This is a wonderful little restaurant that is open for breakfast & lunch from 6:00 a.m. to 3:00 p.m. The restaurant is stylishly decorated with comfortable booths and tables. There is also a coffee lounge to sit and enjoy some good company. So far I have had the privilege to try the banana cake, cinnamon roll, pumpkin roll and the french dip. They were all great!! I also look forward to trying some beverages from their espresso bar. Wellllllllll, this will be my second attempt at putting together this blog post. I completely finished it, and went to save it at the bottom, and it went kaputt.... offline...grrrrrr..... Here are some of my favorites of the remaining photos I promised I would share. After yesterday's post about our snow in Show Low, just 140 miles north and east of the Phoenix Valley, it continued to snow. I took photos until dusk, and then waited to see if there would be more this morning. Not much happened during the night, and most of the snow - gone. Can I tell you? I LOVE to take photographs of almost anything dealing with nature or with children. This was a treat for me! The weather man tells us that it snowed 9" yesterday and last night. You can see from the banister on the deck how deep it was...
