 Sedona Real Estate Market Conditions for Friday 3-25-11: A LOT of new listings (23) came on the market yesterday, just in time for the weekend. As has been the trend, about half of them were Sedona Homes For Sale. The surprise is they started at just $140,000 for a site-built (!) home on over 1/2 acre in West Sedona. Really. Says it's a "Handyman Special" Ya think?! The high end for Sedona yesterday was $670,000, a large home in the Pinon Woods neighborhood in the Village of Oak Creek - Big Park area, also on a little over half an acre, with BIG red rock views. Verde Valley Homes For Sale start with a $58,000 vacation cabin on top of Mingus Mountain on Prescott National Forest land (now, there's something you don't see every day)!  Sedona Real Estate Market Conditions for 3-24-11 - Thursday is our weekly Sedona MLS Tour day, and I held a lovely home with guest house open. Traffic was quite good with at least 53 people through, 10 of whom were 'real people' (aka not Realtors). It was a lovely sunny day, blue skies and a light breeze. Of the 17 new listings that came onto the market Thursday, 13 were residential (slightly more than half Sedona homes for sale ranging from $169,000 to $693,000, half Verde Valley homes for sale in various  areas, from $76,500 to $193,050). Of the price reductions, only about a third were in Sedona. Of the 5 new escrows (contingents) 2 were in Sedona, 3 Verde Valley. Of the 11 closed sales, 5 were in Sedona (3 homes, 2 lots from $89,000 to $620,000), 6 in Verde Valley (4 homes, 1 lot, ...

Sedona Real Estate Market Conditions for 3-23-11 The bulk of the new entries for today were for the Verde Valley, with 2 new Sedona homes for sale, one in the $300,000 range and one in the million-plus range. Back on markets were equally split between Sedona and the Verde Valley, as were price reductions (whoo-hoo, some real bargains!), New escrows were all Verde Valley properties for sale, as were pendings. Closed sales favored Sedona homes for sale, with only 1/3 of closings Verde Valley homes for sale. Sedona Real Estate Market Conditions for Tuesday 3-22-11: Sedona had the lion's share of new listings yesterday, with 6 Sedona homes for sale including four in the low-mid $300,000's plus two luxury residences, one on 2 acres in the Village of Oak Creek - Big Park area for $869,900 and one in the exlcusive Las Lomas area in West Sedona for $1,299,000. Sedona Vacant Land inventories were enriched by 3 beautiful lots with exceptional Red Rock Views and one backing National Forest land, priced from $169,000 to $329,000. Sedona Real Estate Market Conditions for Monday 3-21-11 Monday Sedona Verde Valley MLS postings are typically much higher than weekend postings...simply because Realtors tend to post less on the weekends (and title companies & county recorders are closed), not necessarily DO less - in fact, weekends in real estate can sometimes be busier than weekdays. A little over half of the New Listings are Verde Valley properties for sale, but Sedona homes and Sedona vacant land were well-represented as well, including some amazing Red Rock view properties. 11 were residential listings, 3 vacant lots, 1 business opportunity, and 1 commercial property. The price reductions were about half Sedona homes for sale and half Verde Valley homes and land. Contingents and Pendings were all single family home...

 Sedona Real Estate Market Conditions for Sunday March 20, 2011: Most of the posting activity for this blustery March day was in the immediate Sedona area with an intriguing new listing in the upscale Chapel Area: a large Red Rock view lot with a guest house and 4 car garages, ready to add your dream home. For the right person, this could be a perfect fit particularly if they aren't able to move to Sedona full time as yet. There was a price reduction on a Sedona home for sale in the Village of Oak Creek area. It needs updating but is on a HUGE lot with dramatic Red Rock views and I think is quite the buy now at $299,000! Sedona Real Estate Market Conditions for the last day show plenty of positive activity, with 12 new listings of Sedona Homes for Sale and Verde Valley Homes for sale. Both Sellers and Buyers should take note that prices are still soft, with 15 price reductions and escrows back on market. Still, there were 5 closings and 6 more  Sedona Homes for Sale and Verde Valley Homes for sale that went under contract Friday. Sellers are advised to price competitively, as Buyers are still have quite a good selection to choose from. Sedona Real Estate market conditions for St Patrick's Day brought "the showing of the Green": an almost equal balance between new listings (10) and closed Sedona Homes for Sale. Verde Valley Homes for Sale were a big factor, for a total of 9 "SOLD" Sedona Verde Valley properties. 4 went under contract, and another 4 escrows moved to "Pending" status. Hoping your day went as well! Sedona real estate market conditions showed a little more balance today, Wednesday March 16, 2011. New listings were down a little at 11 new Sedona homes for sale and Verde Valley homes for sale. Sedona real estate market conditions for  the day of March 14, 2011 show a continuation of the same trends we've been seeing. A goodly amount of new listings, followed by a bunch of homes coming back onto the market, followed by a bunch of price reductions. Inventory is growing. We did have 6 Sedona & Verde Valley properties go under contract, another 6 move forward to pending (as in likely to close) and 4 actually closed. Sedona real estate market conditions still show strong favor to buyers of Sedona homes for sale and Verde Valley real estate. Markers such as price reductions, back on market listings and expireds indicate that buyers rule; however buyers-you should know that when bank-owned properties(Sedona foreclosures) or those that require bank approval (Sedona Short Sales) are involved, it's run by the "Golden Rule: He Who Owns The Gold Makes The Rules". Sedona Real Estate Market Conditions for 3-10-11 show very healthy activity, with a whopping 22 new listings in Sedona and the Verde Valley. Price reductions were still strong at 17 but lagged new Sedona homes for sale on the market. 12 Contingents-a very healty number-and 3 went pending. Sedona real estate is cookin' now! Was out all day with an out of town buyer looking for the perfect Sedona home for sale, and saw some beautiful properties. Verde Valley real estate is humming along. too. And have a look-Verde Valley and Sedona new listings WAY outnumbered the usual culprits of back on market and price reductions for a change. Sellers are putting their best foot forward buyers. Buyers noticed, with 9 properties under contract and another 8 closed sales. Sedona real estate showed 7 new listings...but 8 back on market. A whopping 19 price reductions on Sedona homes for sale and Verde Valley homes for sale as well.7 listings expired, and 7 properties went under contract and another 6 closed (I'm happy to report one of those was a beautiful Red Rock view lot I sold in the Chapel area of Sedona).
