December 2008 was an interesting month for the Scottsdale real estate market. Sales numbers were back up as a whole, particularly in the lower-priced segments. Inventory was down significantly, due to increased sales activity as well as a very large jump in the number of expired listings.   December Highlights: - The number of active homes for sale dropped substantially from 4,072 in November to 3,790 in December. A lot of this can be attributed to a large spike in expired listings. The average number of expired listings per month over the last 12 months has been tracking at 202. In December, that figure was 343 - a 130% increase. The fallout from the bankruptcy of Mortgages ltd here in phoenix continue to reverberate throughout the building community, this morning i read in the Arizona republic http://tinyurl.com/9rezry that the building that is only 90 days from completion is now stalled until the reorganized. This community is located in downtown Scottsdale at the corner of Scottsdale Road and Osborn Rd.

Here is November 2008's update on the Scottsdale luxury home market. This analysis looks at single-family resale homes in Scottsdale. - NOVEMBER 2008 -  Homes Priced Between $1,000,000 - $1,499,999- Actives: There were 549 active homes for sale. This number has been increasing for the last few months, but is still less than the 12 month average 583 active homes. - Pendings: There were 22 pending homes pending sale, which was a 46.7% jump over October where there were only 15. However, we this segment is still tracking just below the average of 39 pending sales we have seen over the last 12 months.  - Sold: Only 2 homes sold in November. This is dramatically off from the average of 21 sales per month. My impression is that the significant drop was due to the tightening of the mortgage ma...

Scottsdale Arizona Mortgage Rates for December 8 2008 As we have mentioned before, we are expecting guidelines to play a bigger role than interest rates when qualifying for a mortgage.  Guidelines are tightening up, and even if interest rates drop to the 4.5% level (as the proposed plan from the Treasury would do), if you can't qualify for a mortgage due to guideline changes, what good is a 4.5% interest rate?

November was another challenging month for Scottsdale home sales. The number of homes for sale increased for the second month in a row and sales were down significantly. The good news is that pending sales were up over the prior month. November Highlights: Active Homes for Sale - The number of homes for sale went above the 4,000 mark to 4,072, a 2.6% increase over October. This is the first time this figure has been over 4,000 since May of 2008. Homes Pending Sale - Pending home sales actually increased in November from October. There were 259 pending sales in November, up 4.9%. However, this is still below the 12 month average of 294 pending sales. It’s hard to imagine improving upon the kids and ice cream concept.  You say, “Want to go get ice cream?”  They say, “ICE CREAM!”  You take that as a yes, drive them to the local parlor and there is much rejoicing. Looking for that elusive next level of frozen fun, however, we stumbled across Yogurt Builderz in Scottsdale.  Tucked in amongst the businesses on the Northwest corner of Scottsdale & Thunderbird Rds, Yogurt Builderz offers a more interactive experience.  Given cups and directions, Brandi, the boys and I were loosed upon various flavors and toppings (including a couple of unusual selections like pomegranate and kiwi/strawberry).  We were free to grab any size container we wished, and as many flavors/toppings as our imaginations would hold.  The cost is based purely on weight....

I think many of you will agree that it seems like wherever you turn the media is continually painting a bleak picture of the current housing marketing. Whether it is in the newspapers or on the five-o’clock news, the stories always seem to focus on the decline in home values and the number of foreclosures and short sales, and rightfully so. Here in Arizona, the housing market has been hit hard with some cities affected much more than others. The cities that have been affected the most are those on the outskirts of Phoenix because of the high number of new developments in just the last few years.
