As the new year approaches, the idea of buying a home might be on your mind. It’s an exciting goal to set, and it's never too early to start laying the groundwork. One crucial step to prepare for homeownership is building a solid credit score.Lenders review your credit to assess your ability to make payments on time, pay back debts, and more. It’s also a factor that helps determine your mortgage rate. An article from CNBC explains: “When it comes to mortgages, a higher credit score can save you thousands of dollars in the long run. This is because your credit score directly impacts your mortgage rate, which determines the amount of interest you’ll pay over the life of the loan.” This means your credit score may feel even more important to your homebuying plans right now since mortgage r...

He's checking his list, which side are you on?There is a sure fire way to get on Santa's Nice list, and that is making the decision to work with Santa's FAVORITE Real Estate Guy™ EVER! ME! HA!Seriously though, pursuing home ownership this time of year is actually better in Arizona than waiting until Mid to late February when our market starts to heat up. I have been selling homes for 24 years, Jan 2024 marks the start of my 25th, and what I have learned, our market follows the same cycle.Halloween to New Years, we are slow, but inventory rises and makes a great time to be a home buyer if we can find those "motivated sellers" who need to move due to relocation, divorce and "must move" situations. From New Years to mid to late February, the listing start cranking up higher, with the caveat...

When I first read about this month's challenge, I thought, "I could have easily written 3 posts on this topic about 6 years ago."    During a twelve year period, I hosted monthly networking group meeting for a group I co-founded.   The networking group, "Pinnacle One Group" was not a BNI, but was created to be one person per profession.  We prided ourselves on referring each other.  My current home used several of the trades to complete the work during and after purchase! Each year at this time, we fed about 180 women and children at a women's overflow homeless shelter.  We raised funds, bought supplies, and about six to eight of us served dinner once a year.  Sometimes there were a few children of members who helped.  Parents of children made it a focus to mention to them how fortunate...

Sandra Day O'Connor's memorial service was today in Washington DC.  In Arizona, she was a big deal.  For women, she'll always be a big deal.  She was the first female Supreme Court Justice, selected by President Ronald Reagan.  She became an attorney when women were seldom hired, much less given any kind of opportunity.  Sandra Day O'Connor was 93.  Growing up on a 50,000 acre ranch that encompassed  Southeastern Arizona  and Southwestern New Mexico, there was no indoor plumbing or electricity in it's early beginnings.  There wasn't a school anywhere near that ranch.  So, she was sent to live with her grandparents in El Paso, TX to go to school  She graduated high school at sixteen and attended Stanford where she earned a degree in Economics.   Continuing her education at Stanford, she ...

It's the most wonderful time of the year. But for many families with festive plans and hectic schedules, it can also be the most wasteful. According to one survey, 60% of respondents admitted to throwing away more than usual during the holiday months as they filled up their trash bins with uneaten food, wrapping paper, gift bags, and commercial packaging.1 The reality is, Americans routinely toss about 25% more trash between Thanksgiving and New Year’s than at any other time of year, according to the U.S. Environmental Protection Agency.2 In fact, we throw away so much ribbon during the holidays—around 38,000 miles’ worth—that the discarded material could easily run more than one and a half times around the Earth.3 Luckily, it’s not that hard to shift our habits and plan for a more su...

What can home buyers and sellers expect for the housing market this time of year in Phoenix?   The housing market is somewhat split between buyers markets and sellers markets.   But as you can see from the lead graphic, real estate is still selling in Greater Phoenix!  Those cities that are on the outskirts of the metro Phoenix area are experiencing buyers markets - namely Queen Creek, Maricopa, Litchfield Park, Gold Canyon and Casa Grande.  These cities are south, east and west of South Phoenix.  Some cities are in a "balanced" market.  Meaning, the demand matches the sales creating a balance between buyers and sellers.  Those cities are Surprise, Peoria and Sun City.  Those cities are in the Northeast area of Phoenix.   Inventory has ticked upward since August thanks to rate increases...

It is important to celebrate the roles that women have played in improving so much for so many.   Women have played pivotal roles in history and they deserve our gratitude.   If it weren't for countless women serving in positions to enact change, women would not have gained so much.   For those women, I am grateful! There are so many outstanding women who have accomplished so much that it would be foolish to start a list for fear of eliminating even one amazing woman.  For this post Thankful Challenge, I'd like to focus on one amazing woman - Rosalynn Carter.   Rosalynn faced challenges like a lot of women growing up in the 1940's.   Women were still expected to wear dresses in public, in schools, everywhere.  Women weren't assuming leadership roles, much less being given the opportunit...

Home Prices Still Growing – Just at a More Normal PaceIf you’re feeling a bit muddy on what’s happening with home prices, that’s no surprise. Some people are still saying prices are falling, even though data proves otherwise. Part of that misconception is because people are getting their information from unreliable sources. But it’s also coming from some media coverage misrepresenting what the data really shows. So, to keep things simple, here’s what you really need to know using real data you can trust.Normal Home Price Seasonality ExplainedIn the housing market, there are predictable ebbs and flows that happen each year. It’s called seasonality. Spring is the peak homebuying season when the market is most active. That activity is typically still strong in the summer but begins to wane ...
