Mortgage forbearance - Let’s face it, life can throw some curveballs. Financial struggles can happen to anyone, whether it’s a job loss, unexpected bills, or a natural disaster. But here’s the good news. If you’re a homeowner feeling the squeeze, there’s a lifeline many people don’t realize is still available: mortgage forbearance. What Is Mortgage Forbearance? As Bankrate explains: “Mortgage forbearance is an option that allows borrowers to pause or lower their mortgage payments while dealing with a short-term crisis, such as a job loss, illness or other financial setback . . . When you can’t afford to pay your mortgage, forbearance gives you a chance to sort out your finances and get back on track.” A common misconception is that forbearance was only accessible during the COVID-19 pande...

Trying to think back to the best Christmas Gift I've ever received wasn't very difficult.  In fact, it came to mind within 20 seconds!  At my age, I have everything I need.  Why would I want for anything?  Well, except a trip to Ireland and having ALL of my daughters and their families in one place for the holidays!  Seriously, my daughters wouldn't begin to try to know what I need or  surprise me with something I needed or wanted.  We all live in different states and I visit their homes versus them visiting me.  It's not easy with schedules and more airline tickets to purchase.  I'd rather they save their money for my grandkids!   Thinking back, it must have been three Christmases ago I decided to put out a notice to my daughters regarding Christmas gifts.  Okay, it was a text message!...

2025 Could Bring Us Relief in Housing Availability. The 2025 for-sale housing market is anticipated to experience increased rate volatility and affordability challenges, yet a slight rise in inventory. Persistent home price appreciation, limited inventory, and a mortgage lock-in effect, coupled with widespread industry changes, continue to make homeownership unattainable for many.An uptick in inventory may provide potential relief in 2025. While numerous existing homeowners hold mortgages with 4% or less rates, life events and the growing acceptance that such low rates are unlikely to return soon have begun to unlock supply.Life events, rather than mortgage rates, remain the primary driver for homeowners to list their properties. As time progresses, these life events will compel homeown...

Should they? The short answer is No! It's not in their job description and they have proved they fail in this endeavor with our tax dollars. The money given to companies becomes inflationary with a cause and effect of people not being able to buy a home today.Welfare for IntelThe Biden administration has awarded Intel Corporation approximately $7.865 billion in funding through the CHIPS and Science Act. This funding supports Intel's semiconductor manufacturing projects across several states, including Arizona, New Mexico, Ohio, and Oregon.Initially, the administration proposed up to $8.5 billion in direct funding for Intel and an additional $11 billion in loans announced earlier in 2024. However, the final amount was reduced due to Intel's receipt of a $3 billion military contract for s...

Social Security became effective on January 1, 1937, following the enactment of the Social Security Act in 1935. This legislation aimed to provide financial assistance to the elderly, disabled, and survivors of deceased workers. The ongoing deliberations concerning the sustainability of the Social Security Trust Fund have prompted proposals aimed at reforming the system to ensure its long-term viability. The existence of this discourse is unsurprising, as politicians have utilized the Social Security (SS) system, funded by the citizens, to increase benefits for other purposes, leveraging the SS trust fund to underwrite the new benefits. Amendments enacted in 1939, 1950, 1965, 1983, and 1983 have introduced additional benefits, including the increase in the retirement age from 65 to 66 yea...

There’s still a way to become a homeowner, even when affordability seems like a huge roadblock – and it maybe not be with a fixer-upper. Let’s dive into why buying a fixer-upper could be your ticket to homeownership and how you can make it work. What Is a Fixer-Upper?A fixer-upper is a home that’s in livable condition but needs some work. The amount of work varies by home—some may need cosmetic updates like wallpaper removal and new flooring, while others might require more extensive repairs like replacing a roof or updating plumbing.Because they need some elbow grease, these homes typically have a lower price point, based on local market value. - September 2024 Scottsdale Housing Market Video - Here is a quick video overview of the Scottsdale, Arizona single-family home real estate market that covers the month of September. September 2024 - Video Scottsdale Active Listings Active inventory was up again in September. The month ended with 1,150 homes for sale, up 8.3% over August. Year-over-year, inventory was up 18.3%. Average List Price for Scottsdale Homes I used to use median listing price data, but I no longer have accurate access to that information. Instead, I will track average listing prices. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Sco...

Why a Condo Could Be Your Perfect First HomeIf you’re looking to break into homeownership but the price of single-family homes has you second-guessing, you might want to consider a condominium (condo) or townhome. These types of homes often come with a lower barrier to entry – and that can help you start to build equity and enjoy the benefits of owning a home sooner.Since they're usually smaller than single-family homes, they can be easier on your wallet. While it’s not always the case, smaller square footage usually comes with a smaller price tag too. As a result, according to the latest data from Realtor.com, condos typically have a lower asking price than single-family homes (see graph below):And here’s some exciting news: builders are focusing more on homes like these. The National ...
