In today's Arizona Republic, Catherine Reagor's column reported that while foreclosures and mortgage delinquencies have increased in the Phoenix market this past year, but Arizona still ranks low overall in the nation on this metric. In fact, Arizona in the bottom 10 in the U.S.Reagor gives the large appreciation in the 2004-2005 period a great deal of credit in keeping the Arizona foreclosure rate as low as it is. HuhTombstone? yeah I knew about that...wait a minute back up to the wine tasting and the olive oil mill...I was at a Farmers Market lately and what do you know...I discovered that we have an olive oil mill in Queen Creek, az.  So, if you're slicing on the green, still full from brunch, don't particularly want to drop some benjis at the galleries in old town scottsdale or downtown then don't worry...get in your car and take a 45min drive heading East on the I-10 towards Tucson and head over to the mill.  Afterall, Arizona is full of surprises and this one makes a nice souvegnier as well...Cheers,Uzi HusainAri...

I know this is not a real estate topic, but I wanted to discuss something bugging me since the last suns playoff game. I live in phoenix and I am a season ticket holder for the Phoenix Suns. I have been to plenty of games where Kobe Bryant or Dirk Nowitski are boo'ed when they come out or chanting "Kobe Sucks".... this is all in good fun. The teams greet each other with handshakes and bear hugs at the start of each game.In the 4th Quarter of last nights game Kobe Bryant was injured. I dont know his status now but I dont think it was that serious. Never the less, he was down, and obviusly in pain.... the minute they realized he was down, thousands of fans were on their feet, chanting and screaming, laughing and joking.Dont get me wrong... I am a die hard suns fans and cant stand Kobe Bry...

On Monday we heard from a Buyer's Agent that his Buyer was cancelling the contract based on an "Unfulfilled Loan Contingency".  This happens from time to time - but it's always important to carefully review the loan denial from the lender - and to dig deeper if it appears the original "pre-approval" should never have been issued. Yesterday before the game I volunteered with my husband and The American Muslim Women's Association (AMWA)  at the Watkins shelter for a meal drive. The shelter located off of 7th Ave and Watkins in downtown Phoenix is home to single women and families.  For sometime the shelter operated as an overflow facility and is currently undergoing construction. Nonetheless after food was served we got to tour the facility.  Those at the shelter are usually in a transient phase before they can get back into society and on their own feet.  We had children with us as well and I think anytime one can volunteer and help a fellow human being out there is something wonderfully rewarding about that.  So I urge you to go out and volunteer.  If not at the Watkins center, somewhere else, whatever you can d...

An analysis courtesy of our Team Leader at the office...I thought I'd share some of the highlights of Susan's analysis...The data was compiled off the ARMLS and includes 36 months aggregate, including March 2007 figures...The number of sales in March increased to its highest point since August of 2006 The number of new listings increased over the prior month by nearly 3,000 properties, (as of 4/17, there are currently 51,653 active listings--this is a significant increase over any prior months). The pattern of listings and sales continues to be similar to the prior 35 months.The AVERAGE sales price increased $13,000; March was the 2nd highest average sales price during the 36 month period. Friday night I was at the game and it was NASHville alright!!!  The Suns victory over the Lakers not only once again energized the SUNS who went on to beat the UTAH Jazz over the weekend but for all of us SUNS fans it was a vindication of sorts that reinforced why the SUNS are the best team in the league and will go on to win the NBA title this year...finally!  I know we lost to the Rockets last night but tonights game with the Clippers is the last of the season and I hope to give you a play by play account tomorrow of the experience.  With the playoffs just a week away I thought for the next few days I'll focus on a lot of Suns trivia and pictures from the US Airways center and the game etc.So feel free to leave me a comment, I need all you SUNS fans to do your share...this is our year...

The Business Journal of Phoenix reported today in an article that Homes sales climb, but lag boom years, & reports that according to Arizona State University's Realty Studies program, there were 5,385 resales in March 2007, compared with 4,520 in January and 4,280 in February. It was the strongest month since 5,685 were recorded in August 2006. There were 7,265 sales in March 2006 and 10,035 in March 2005. The March 2007 numbers were similar to 2002 levels. So far in 2007, there have been 14,185 resales, compared with 17,980 for the same period in 2006.
