More scam artists busted!by Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real EstateMortgage fraud.  We know its out there.  All professionals need to be aware of it and the various tricks the scam artists conjure up.  See this article from today's Arizona Republic.  Various items to note....real estate agent, family members, old, young are all involved.  Phony SS #'s, incomes, assets and bank accounts.  Fraudulent financing for 16 homes.  11 automobiles.  Extremely boldThis isn't 'petty' crime.  The IRS was involved.  The secret service was involved.  I can't help but try to remind everyone...if it seems too good to be true, it probably is!  Be vigilant with all your transactions.  If something doesn't seem right, ask your colleagues to give it a second look.  Lets do our part t...

Pinnacle High School - Desert Ridge Makes Newsweek's "Tops" list!I was planning my next blog on the Desert Ridge area of Phoenix to be about schools.  A newly announced accolade for Pinnacle High School makes this the perfect time.  Pinnacle High School, in the Paradise Valley Unified School District, was just named among the best high schools in the country by Newsweek.  The magazine selected high schools using a scale called the Challenge Index, which measured each school's rate of participation in college-level tests like advanced placement programs.  Newsweek has been running this list each year since 1998.Newsweek added the number of AP tests as well as International Baccalaureate and Cambridge tests each school took and divided it by the number of graduating seniors. This scale he...

My Community offers affordable mortgages with 100% financing options through Fannie Mae.  This particular fixed and adjustable rate product includes 5, 7, 10, 30 and 40 year terms, fully amortized or interest only. Typically My Community is restricted by income limitations depending on each state, but now in Maricopa County the limitations are waived through First Horizon Home Loans! What does this mean to you? That means with a FICO score of as low as 580 (97% w/ contributions allowed) you can qualify for financing to 100% of the purchase price with no money down! Since this loan program is a 100% financing loan it will be accompanied by MI (Mortgage Insurance). In years past this was often seen as a negative part of receiving 100% financing on 1 loan, but as of 2007 MI is now tax deduc...

If you're from Arizona, you're going to be missing our colorful oleanders because they are dying from a bacterium and there is NO cure.If you don't know, oleanders are a shrub that grows in the no-freeze zones. It has poisoness sap (Hey, it grows in Arizona so it has either poison or stickers) and white, pink or red flowers. Give them any water at all and they will grow to 20' tall and make a windbreak or privacy hedge between neighbors. Ignore them for a couple of years and you'll have to go after them with a chainsaw. An incurable bacterium (probably from California, no further comment) is already killing plants in the north central Phoenix area. It is expected that the death of this hardy plant while spread throughout Arizona.http://www.azcentral.com/news/articles/0520Oleander0520.html

Well, they gave us a good run for the money and pepped up the lives of many Phoenix fans but they eventually lost the series 4-2 to the San Antonio Spurs. The Spurs certainly deserved to win the final game they played the whole game and hit a series of baskets that further lifted them to an outstanding second half.Oh well, there's always next year. Thanks SUNS, we enjoyed the playoffs.

I woke up with a knot in my stomach today. Why, because it's GAME 6 of the semifinal western conference NBA playoffs - SUNS vs. SPURS.  The SUNS take it to San Antonio today but they're trailing the series 2-3.  If San Antonio wins then it's the end of the post season for the Phoenix SUNS - should they win though then GAME 7 is back home on Sunday.  So SUNS fans, say an extra prayer today, be good to someone on your way into work, we need good karma!Cheers,Uzi HusainArizona Realtor, serving Goodyear & The Phoenix metropolitan area

America is growing old!  Everywhere you look, various industry trade publications, including for REALTORS are all encouraging that the industry take a look at the growing Senior demographics.  We even have a designation for this population.  Recently I read an article that spoke to the needs of the elder population in terms of housing.  That got me thinking...will there ever come a day when the extended family system will take on amidst the American culture?  The chinese, Indian, Pakistani, some Hispanic communities tend to favor this family system.  In fact many households in both Florida and Arizona consist of multi generational families.  So what are your thoughts?ps. Apparently the German premiere also spoke to the virtues of this in a recent address to her nation.Cheers,Uzi HusainA...

I'm still recovering from the Phoenix SUNS loss last night to the San Antonio Spurs.  I left the US airways arena shell shocked and to be honest very depressed!  It's not that I don't believe we can win, because we can, but the fact that we're in elimination status with game 6 and that it is away makes me very very nervous!  Fellow SUNS fans, if you can make me feel more optimistic, please leave me your comments....Cheers,Uzi HusainArizona Realtor, serving Goodyear & The Phoenix metropolitan area

What is Agency? What does "Agency" in Real Estate mean to YOU?By Michelle Shelton, REALTOR You are ready to purchase a new home and you start looking on the web and driving neighborhoods. You talk to one REALTOR after another on the phone and they all ask the same question, "Are you working with a REALTOR?" Sheese. You just want to find a home. You don't want to deal with a bunch of salespeople, right? Finding the right home may seem like a daunting task, however, finding the right home is only the tip of the iceberg. Negotiating the best price and managing all the personalities for 30 days is when your agents skills will either shine or appear a bit dim. Finding, getting and keeping your home purchase together can be highly stressful and exciting. Are you confident in the legal represen...

Yup...that's how I'll remember the look on Tim Duncan's, Tony Parker's, the entire San Antonio Spurs team and their fans...shell shocked they were indeed!  I've admired Kobe Bryant's talent but just don't like the guys attitude, but I have to tell you, the Lakers - Suns rivalry, or for that matter the Mavs and Suns rivalry is like kindergarten compared to what I feel is brewing now between the Suns and the Spurs.  Did you see that nasty elbow to the shoulder attack by Horry that sent Nash to the sidelines with a big dhumph sound!!!  In a post game interview, Nash said he was "seeing stars" - Raja Bell almost took out Horry had it not been for his teammates.  Well, it's on to game 5 at home - Phoenix Suns, we love you: we're behind you and we know that unlike your sore loser peers at San...

SINGLE FAMILY DETACHED HOMES:The Phoenix metropolitan area has had a high inventory of homes with sluggish sales.Checking the numbers today, I found 43,837 Active listings, with 5,322 Pending sales, and 4169 Closed in the last 30 days. This seems to imply that about 1/4 of the contracts will not close.I'm also amazed that 11,208 of the Active listings came on the market in the last 30 days. That's a ratio of almost 3 new listings for every sold listing. The inventory is certainly not shrinking here in Phoenix.
