The tenant in my rental property will be moving out at the end of the month.   From past conversations and visits for repairs, I know the carpet will have to be replaced.  But what do you do with the old carpet?  It's typical to toss carpet in the landfill, but there has to be a better way.  Can carpet and the padding be recycled?   As the landlord and owner of this rental home, it's my responsibility to refund the security deposit within 14 days per Arizona tenant laws.  To do that, I'll be reviewing the home's condition and every system and component inside and outside of the home.  I already know of some drywall damage, carpet damage, and overall wear and tear from this tenant.  And to get this home into market ready condition, the carpet is already scheduled to be replaced.   I will...

Inventory was rising, price adjustments were happening, and opportunity was everywhere. As of today, May 22, those trends have continued, but the pace is shifting.We’ve now got 26,114 homes for sale across both counties. 7,208 properties have closed in May alone — that’s an 11% jump in closings from last month. The first Quarter of 2025 is in the rear view mirror.  So what's going on in the Phoenix metro area for housing this year?   Active inventory is up year over year, week 13, by 33%.  Inventory is now higher than in the previous 5 years.  Homes are taking a few days longer to sell.  The total dollar volume of sales is holding steady, but the List Prices are falling due to weaker demand.  Active listings have ticked upward as inventory opens up as demand slows due to higher interest rates.  To be fair, the last 5 years were a roller coaster in sales, activity and the lowest volume recorded in the MLS in decades.At the end of the first quarter of 2025, the days on market increased to 77 days.  In 2024, homes took 65 days to sell.   However, roll back to 2025 and homes took 76 days to sell. ...
