Rancho Mirage has a mixture of existing homes and new builds over the past couple of years.  As you enter you pass through a beautiful lake and then into a beautiful community.    Rancho Mirage in Maricopa currently has 7 homes for sale ranging from $139,500 to $218,000.  This doesn't count the new construction either.  With Maricopa having 410 homes for sale currently, you can see that Rancho Mirage is not one with a high turnover of inventory.  There are also 7 homes in pending/under contract status and 13 that have closed in the past 6 months.  Make sure when you are looking for homes for sale ...

Don't Promise Me the Moon if You Can't Deliver It Purchasing a home and looking for homes for sale can be a crazy process. Everyone says you should do it and it is just so darn cheap! You would be an idiot not to!  We all want a great monthly mortgage. Especially like this one...  Yes, owning a home is very affordable right now. Interest rates are still great. You can own a home for less than you pay in rent many times. But can my payment really be only $499?  Yes, but slow down turbo...more on that in a minute... I'm not picking on this particular one (ok, a little but I see it everyday). However signs like this are on sidewalks all over the country promoting home ownership and how cheap it is to get into them. My old company had a large sign hanging off the side shouting $699 if I rec...

Rain Storms Bring the Funniest Things So we had a pretty bad storm last night that dropped quite a bit of rain. Sounded like buckets and buckets. Since I live out in the desert about 15 minutes from town it is always fun in the middle of the night to guess which washes will be closed and which wouldn't. Sometimes the big storms bring nothing and other times flowing rivers or ponds. I'm happy to say I wasn't trapped but I did discover one funny thing.  Yep, my truck bed became a swimming pool!  LOL Just remember this one piece of advice....  No Diving Allowed

Advice Every New Home Buyer Needs to Know A few days ago I asked the ActiveRain community (a community of real estate professionals) the following question: “If you could give one piece of advice to a new buyer what would it be?”After reviewing the answers I thought I would summarize what they felt the top 3 pieces of advice potential buyers (you) should keep in mind. #1 – By far the number one piece of advice these professionals had for new home buyers was best summed up by Joe Petrowsky  “To get pre-qualified by a really knowledgeable loan officer to make sure of all the options available and to make sure to address any credit challenges.”·         The first step for any buyer is to ensure you have your ducks in a row so that when you find that perfect house you are good to go. ·     ...

We all have had it happen. Nice folks show up looking for a home. They have heard about these great programs that let them buy a home for no money down. All their agent has to do is get them carrying costs and they are homeowners!  Slow down turbo!  Not so fast.... While you might be able to get a loan that will not require you to put anything down and while you may have a fantastic agent that can help you negotiate the seller to pay for your closing costs there are still a few things that will still require money out of pocket.  Say it isn't so! Yep, it is so....  * When you write the offer you will be asked for some earnest money to show good faith you plan on purchasing the home. This might vary from $500, $1,000 or more depending on the home. While these funds might come back to you...
