I was driving on the way to a Cardinals and Rams game in Phoenix AZ.  When you think Phoenix AZ you need to realise it is really Glendale AZ just off the 101 in case you were thinking that this might be in downtown phoenix it isn't.Now, let me back up,  I was there yesterday, getting the tickets and checking out this all new facility. I have never been to a pro bowl game before. Arizona is the home of my in-laws and they are Cardinal fans. It sounded fun. So I am looking over the real estate both there and back. If the Rams won I wouldn't be that upset. If the Cardinals won ( they were the favored team) it would be cool. They would have won 50% of their games. Well, the day of the game something changed. Something besides large crowds and buses and parking gone wild. The one thing that c...

From my corner of the world, it seems there are many buyers out there right now looking for homes.  I've received 2 calls from my listing flyer and 4 inquiries this past week primarily from my Point 2 website.  I have heard things are going to get worse before they get better but I'm just not seeing it right now.  The current challenge I'm facing here in the northwest Arizona valley is finding nice homes for buyers who qualify for a max of say around $150,000.  There are homes out there BUT sorting through the mass of bank-owned and short sale properties is overwhelming at times.  The volume of these types of homes is amazing and some times, for the price range, it's all there is available.  Most new buyers who fall within this area of qualification do not have the funds for fixer-upper...

There are many communities in northwest Arizona, but it seems that none can surpass the quiet beauty and charm of the communities in the Arrowhead area.  Arrowhead's homes radiate inner warmth and its quality of life is unmeasured.  There are many golf course properties as well as lake and horse properties!  Of course, I may be somewhat partial having been a resident now for more than 15 years!  Area communities include Arrowhead Ranch, Hillcrest Ranch, Arrowhead Lakes, Sierra Verde, Sonoma, The Legend, and Highland Lakes, just to name a few!  There are many new homes being built in neighboring communities such as Stetson Valley making Arrowhead Ranch an even more desirable place to live.Activities abound throughout the area including premier golf cours...

Short Sales are everywhere now-a-days. If you don't know what's going on with short sales, now is the time to learn!  A brief overview... A short sale simply means that the seller's lender is accepting a discounted payoff to release an existing mortgage. It is very important to remember that just because a property is listed with short sale terms that does not mean the lender will accept your offer even if the seller accepts it. Before a lender would even consider a "short sale," the seller would need to be in default and would have had to stop making their monthly mortgage payments. In addition, the seller may owe more on the home than the home is actually worth so a discounted price may bring the price in line with market value, not below it.As a buyer, you may be looking to buy a pro...

The classic song by The Clash has struck a chord in the Phoenix marketplace.  For my money, the answer is straightforward.  If you are a seller, it is time to stay!  If you are a buyer, it is time to go!  As a seller you will be competing with a market supply that is out of whack.  Your house has to be the best of the best and priced just right to sell in this market.  Those are not the ingredients for top dollar on your home.  With the primary residence as the single largest investment for most Arizonans it just makes sense to stay put for now. As a buyer, especially if you are a first time buyer or getting back into the Arizona market for personal reasons (divorce, relocation, retirement, or previous bad credit)...NOW IS THE TIME!  You have the pick of homes on the market, interest ra...
