Many may remember the movie the Ghost Busters with this iconic song of “Who You Gonna Call?” Hopefully your property doesn’t have any ghosts. As you think about either selling your property (residential home or vacant land) or buying a property, the first step may be to answer this question:Who You Gonna Call?Possibly family and friends have made recommendations to call this or that real estate agent. Then maybe you did some additional research by reading real estate agent recommendations on various real estate websites, watched the numerous television commercials, scrolled through various social media postings, and let us not forget all those direct mail postcards to letters.Finding the best real estate agent (meaning one you trust and has a proven track record) is not easy.  When we so...

This horse community, located in Queen Creek, near the Gilbert, AZ border. This neighborhood features homes with at least 1 acre up to 5 acre parcels. There have been 5 recent sales, ranging from $690,000 to $860,000. Currently there are two homes on the market, and two others "pending". This is also irrigated horse property, which saves you a ton of money. I live in this community and spend around $500 annually in irrigated water. The land is amazing, the dirt easy to dig in, no red clay here. The trees we have thrive, as do all our shrubs, hedges and so on.  Irrigated horse property in Maricopa county is rare. The two homes currently for sale, are listed at $949,900 and $1.9M. All of these homes you can see in the video below. If you'd like to schedule a time to view the ones currently...

From my previous life, one of my colleagues, Anthony Iannarino,  posted 10 reasons about having fun as salespeople. All of his reasons speak  to what we as professional real estates do.The opening of his 10 reasons began with: “Discover why selling isn’t just a job –it’s an adventure that keeps on giving.”Here are the six reasons that I found to speak loudly to having fun in selling real estate. We make a difference in people’s lives and businessesWe build last connectionsWe address and solve challengesWe gain insights from interactions with clientsWe leverage creativity. We pursue personal and professional growthHaving fun in what we do is essential, and I believe is one part of the human experience that sometimes is under estimated.“If you’ not having fun, it’s not worth doing.” Tommy B...

Sometimes the most simple question must be asked “Why do people buy?” In this book, buy•ology, the author, Martin Lindstrom, looks to answer this question from a three years of extensive research into neuromarketing and the impact to the subconscious brain. With 11 chapters that range from discussing the study to learning is “sex” sells, the reader gains some greater insight as to why people buy.  For those in real estate agents this research may provide even greater clarity.Several chapters I found particularly fascinating. As in Chapter Four entitled “I Can’t See Clearly Now” Subliminal Messaging, Alive and Well.” I did not know subliminal advertising was banned by the National Association of Broadcaster in June of 1958. This was due to one incident (later claimed to be a lie) where su...

Sadly, a significant number of unhoused people are young adults. Child homelessness is often an issue many perceive as occurring in other countries or exclusively in developing nations, but in fact, children and young adults are without adequate shelter...

In life we all experience the quiet times, relishing in them, playing catch up with paperwork or just enjoying a book and then suddenly out of the blue chaos happens. The phone rings and as you are speaking with one person another call happens. You are working on cleaning up emails and suddenly 10 new emails come in with at least half demanding your immediate attention. Then your smart phone receives several texts with even more requests.Yikes!"When we learn if we change the way we look at things, the things we look at change." Wayne DyerChaos allows us to learn how to better manage what we can control. To have processes and systems in place to respond both efficiently and effectively to all those requests.Today started out quiet. There was a mild breeze through the office window. I hea...

Honest people are honest people and hence why they continue to be victims of wire fraud. Currently during the first quarter of 2024, 1 out of 10 real estate transactions encountered wire fraud. Additionally, nearly half or 48% of the loans processed ($65 billion) were vulnerable to both wire and title fraud. (Source: Funding Shield)And the news continues to trend toward the negative side with wire fraud issues increasing over each quarter. Please as sellers and buyers follow the wire fraud advisory given by your title firm, your lender and your real estate agents if they are involved.Dirt Road Real Estate does not handle any funds. Is It Getting More Affordable To Buy a Home?Over the past year or so, a lot of people have been talking about how tough it is to buy a home. And while there’s no arguing affordability is still tight, there are signs it’s starting to get a bit better and may improve even more throughout the year. Elijah de la Campa, Senior Economist at Redfin, says:“We’re slowly climbing our way out of an affordability hole, but we have a long way to go. Rates have come down from their peak and are expected to fall again by the end of the year, which should make homebuying a little more affordable and incentivize buyers to come off the sidelines.”1. Mortgage RatesMortgage rates have been volatile this year – bouncing around in the upper 6% to low 7% range. That’s still quite a bit higher than where they ...
