The first full month of 2009 is over and the marketing trends revealed are interesting and there is one surprise.  While it is no surprise that prices are down, what is surprising for home sales is that there were as many sales for January 2008 and January 2009, with 80 sales in each monthly period.  It seemed to me that January was much busier than last year.  And it was for those of us still left in the business of real estate!  Our local board of Realtors saw a drop in the number of agents of around 35% this January.  The remaining 65% did the same number of sales as last year!!!  Overall, home prices were still down 21.5% from this period in 2008, with foreclosures and short sales continuing to put pressure on home prices. The Coats for Kids Pancake Charity Breakfast host by the Bullhead Morning Kiwanis Club and Keller Williams Realty/River Cities Specialists was a run-a-way success!!!  The Kiwanian's led the charge setting up the cooking station early in the cold and dark.  Realtors from KW helped set things up for the dining area and also helped with food prep.  Red Mountain Development generously provided the space for the dining area in an unoccupied portion of their new office building on Adobe Rd.  To make things fun for the youngster the Bullhead City Fire Dept. sent over a fire truck for kids to play on.  It seems everyone had a great time!!!  Thanks to all those who gave their time and energy to make this event a success and to those local business who donated food and other items. NOVEMBER MARKET STATS   A GLIMMER OF HOPE?  The November Market statistics were released today by our Board of Realtors today and there may be a glimmer of hope in the numbers.  I have highlighted some of the key numbers that I think deserve analysis.  Of some interest are the numbers of new listings.  These are down from last year, but I think that just reflects the fact the  market is down so much many people have decided to hold on to their homes rather than sell for less than what they want or need.   What I find to be significant are the number of listings sold and the volume (dollar value) of those sold homes.  Compared to November 2007 sales this year are UP 12.28%!!!!  Volume is also up despite the sharp decline in prices seen in the last fiscal year (-16.26%).  While I think mu...

I recently became the Team Leader for my Keller Williams Market Center.   This job does not allow me to sell or list real estate.  As a Keller Williams agent I had put together a marketing program for expired's to get listings and a website and pay-per-click add program to generate buyer leads.  There programs were pretty successful and I really hated to abandon them.  But what could I do? The October sales statistic are in for Bullhead City Real Estate from our Board of Realtors.   While there are no big surprises, there are some interesting trends.  Residential sales YTD declined 18.46% from the same period last year, with YTD sales in 2007 of 964 vs. 786 for 2008.  For the month however, sales in October 2008 were only down 7.14% from October 2007.  There were 65 residential sales in October 2008.  If you are selling your Bullhead City home it is significant that listings taken dropped more than sales, down 24.21% YTD 2008 vs. the same period in 2007.  This means inventory is coming down which may have the effect of slowing the rate of decline on prices and could even indicate a shift towards a neutral market from a buyers market.  This could be the news that gets buye...

The September sales statistics are out and they point to some interesting trends.  Of no surprise is that overall, sales are down.  Total sales of all types are down 24% from this period a year ago, with 830 total sales thru September ‘08 vs. 1,089 for the same period last year.  Interestingly enough.  Single family home sales are down only 13% YTD from the same period last year, and the sales of SF homes are actually up for August (+26%) and September (+7%).  I think this can be attributed to the bargains found in the foreclosure sector which account for over 60% of all SF homes sales lately. However, the relatively strong sales of single family homes has taken it's toll on both the Condo market and Manufactured home market.  Condo sales are down a dismal 49% for the year so far compar...

Just when things were starting to look up, the events over the past two weeks involving the banks, lenders and other financial institutions have conspired to put a heavy brake on our local real estate market. Again. During the summer, the failure of a number of lenders, the collapse of Freddie Mac and Fannie Mae and other similar events produced a saw tooth looking sales market.  Up and promising one week, down and depressing the next.  As those events waned, the end of summer sales were surprisingly brisk, and it looked like for the first time since hurricane Katrina that our real estate sales would not take the sharp September drop seen each year.  But no, this was not to last.  Yet another catastrophic failure of the financial markets, which to me are a result of 8 years of poor lead...

This week before the Labor Day weekend has proved to be more than a little strange for our local real estate market.  Even in our "soft" market we see an average of 6 to 8 pended listings per day during the week, with Monday being the big spike after the weekend.  That was not true this week.  When a normal Monday produces 8 to 10 sales, this Monday saw a grand total of...................ONE pended listing!!!  Tuesday proved to be not much better with only 2 pending sales.  Even more intriguing was Wednesday with a fairly normal 8 sales, but, of the six site built homes entered into escrow, ALL were foreclosure homes sales!! The monsoons arrived in Mohave County this week bringing with them high humidity, thunderstorms, strong damaging winds and even some much needed rain.  In Desert Foothills along the Bullhead Parkway where I live, the winds knocked down many trees, damaged many more and even tore concrete roof tiles from a couple of homes.  Wind gusts of 39 miles an hour were recorded by a local resident with a weather station connected to the Internet. So far rains have not been too intense and only very localized flooding has been seen.   However, more storms are expected over the next few days and these can bring intense downpours which can cause more widespread flooding.  It's important to heed the advice of experts and fire officials and use extreme caution when entering a flooded roadway and never ...

Normally during this time of year as the weather here in Bullhead City heats up, so does our real estate market.  This year seems this is not the case as our real estate market continues to remain sluggish with sales of homes centered around foreclosures.  The continued rise in the price of gasoline is sure to be contributing our slow market, as prices have come down so far that homes are once again very affordable.  The price of gas is keeping one of our major source of buyers at home, namely the boaters and river recreation enthusiasts. Some market reports suggest we are nearing the bottom of the market and that now may be the best time to buy a home here, before prices and interest rates rise again.  Investors may be the key to determining if this is the case, as they will be more in...

Those of you in the Mohave Valley area who have Frontier communications (Frontiernet.net) as your email provider need to be aware of some recent issues with Frontiers email service.  First, if you were not aware of this, you are being required to change your account settings for your outgoing email.  Frontier sent a vague email "explaining" this, but it was so poorly written many I know, including myself, had no idea if it pertained to us, what accounts it affected and what to do about it. When Frontier switched to the new requirements this past Friday most computers would provide an error message stating that the mail could not be sent.  But not all computers displayed this message!!!  My office laptop did display this message, but my home PC did not!!  I have no idea where my sent ema...

After almost a year of anticipation, delays, excitment and hard work by our dedicated associates we have moved to our new office on the Bullhead Parkway.  Located at 2440 Adobe Rd, Suite 106, our office has the brand new smell and is more than twice the size of our old office.  We already have had 5 new agents join our team as a result of our new office.  Best yet, we have tons of parking and a Mexican restaurant is opening soon in the same building.  There goes my waistline! We are experiencing new office problems.  Our wireless internet crashed after 4 days and 2 new routers, 8 hours of configuration attempts, testing, testing and more testing we still do not have internet.  Can't figure out what the problem is!  Note: It turns out the problem was with our service provide and has been...
