    I have a Sun City Festival Property for sale.  We just received an offer on this Sun City Festival property.  The client didn’t feel it is an  acceptable offer, she doesn't even want to counter..  You know the drill; she doesn't want to give the house away.   This is a reasonable offer that I think she should consider countering.    The problem she does not see the reality of the comps.  They house most likely will not appraise for the amount she wants for it.  If she does not take this reasonable offer she will probably have to hold on to the house another year.    I am going, once again, to show her the numbers of what it costs to keep this property another year.  If you subtract this, she is closer to her goal of not owning two homes.
