Buckeye, Arizona Encompassing the White Tank Mountains in the West Valley of the Phoenix Metro area, sits a sleepy "little" town called Buckeye.  According to the http://www.buckeyeaz.gov/ website, Buckeye was: "Founded in 1888 and incorporated eight decades ago as a 440-acre town, Buckeye has surged into the 21st century with a planning area of almost 600 square miles. While Buckeye's population of about 30,000 residents is expected to increase at a rapid rate over the next few decades, the family-friendly festivals sprinkled throughout the year help maintain the small-town feel that makes Buckeye a nice place to visit - and to live."  Builders continue to juggle their pricing models - heard from a prominent local builder yesterday that instead of continuing with their 100K incentive they are instead lowering their base price by close to that amount - yet still offering a 10% co-broke to the Buyer Broker.  This would be the same outfit that only a year ago was paying a flat fee of $4500 regardless of purchase price - worked out to be about 1% of purchase price.The thing that really amuses me with these constant juggling efforts is the apparent lack of recognition that co-broke "incentives" don't amount to a hill of beans unless the Buyer Broker allows the Buyer to reap part of the benefit. Last year we sold 3 of these - all for the flat fee commission -  because that is what our BUYERS wanted to buy.  This year - our...

Until fairly recently many, make that most, people had not heard of Buckeye, Arizona.  A "sleepy little town" west of Phoenix, Buckeye is actually larger than the City of Phoenix, and is projected to be the fourth largest city in the country by the year 2020!  What's that you say??  Well, with approximately 250,000 units planned and more being dreamed up every day, Buckeye promises to be the new Scottsdale. So where is it, tell us about it!  OK! Buckeye has over 660 square miles in it's building envelope, the population in 2004 was 17,550 and by 2025 is projected to be 345,000, and currently has 30 master planned communities on the books, the largest of which is a mere 36,000 acres!
