Some people like them, some couldn't care less.  When I used to live in South Florida, the HOA's were affectionately known as "condo commandos".  Today I read that our honorable governor has signed a bill that requires HOA's to permit for-sale signs.  The bill should be in effect by the end of June.  The other day I held an OPEN HOUSE in Verrado in Buckeye and Verrado doesn't allow for sale signs, nor does it allow directional signs when holding an OPEN HOUSE.  All you can do is have one sign in front of the house during the time it's OPEN.  I guess that's all about to change.I'd love to know your thoughts on this... Cheers,Uzi HusainArizona Realtor, serving Goodyear & The Phoenix metropolitan area

Based in Scottsdale, Az, but doing major building in Buckeye, Az, Meritage Homes has announced a first quarter loss of 80% and sales down 32% versus first quarter 2006. A good place to look for bargains, they've recently e-mailed to me announcing a 3 bedroom 2 bath spec home with a 9/2007 completion for $148K.

Quite an article in on http://www.azcentral.com/ today about the Californians still finding Phoenix (including the west valley such as Verrado) a hot real estate market, at least compared to California.Check out the original article at http://www.azcentral.com/community/phoenix/articles/0430calif-phx30-ON.htmlYou may need to cut and paste. In 2004 (most recent numbers available), the Phoenix area gained a net 11,375 families from California.

As part of the research I've been doing in blogging for SEO "organic" results for my "home market" of Verrado I recently checked a number of sites that rank high for the same search phrases I've been testing.  I was surprised to see some of them had up to 54 instances of the word Verrado on the same page! Notable, repetitive phrases present included the following for your edification and enjoyment!  One might think that there were more repetitions of the word Verrado than there were words in between to make some kind of sense of the whole morass! I had the chance to visit the Mokarabia Coffee Bar in Verrado for the first time today.  Pleasant atmosphere and friendly service.  The coffee is excellent and business is brisk. Why should you use a REALTOR to purchase new construction in Verrado? Purchasing a new home in Verrado is an exciting experience for the Buyer.  The purchase process for a new home in Verrado is significantly different than purchasing Verrado homes on the resale market. And so, Buckeye continues to amaze in its development.   Douglas Ranch, a new master planned community that is bigger than Tempe, will begin building in 2009.   The development is planning 100,000 homes and will have a 300 acre central park.    This park will house cultural and entertainment events as well as sports fields.   This would be the largest park in Arizona.   Throughout the neighborhoods will be natural washes and 2000 acres devoted to smaller communities and parks within the subdivisions.   The community is planning 27 elementary schools.   The developers of this community are planning well.   Not only are they preparing for a largescale master planned community, they are also trying to get the jobs in Buckeye to support these homes.   The developers are already working with...

One phenomenon noticeable in the Phoenix metro area has been the significant challenges Sellers face when competing with a Builder who essentially offers more, for less. Resales in built out areas continue to hold their value, while resales in areas that compete with Builders are finding that the market value based on past sold comps is "out the window".
