I drove to Benson, AZ yesterday to visit with a client.  Benson is more rural than Tucson, and the early-morning drive east on Interstate 10 was enjoyable.  Turning south at my destination, I crossed a cattle guard near Cochise College.  The monsoon rains had provided moisture enough for this plant (Sacred Datura) to blossom, and the sun was just right.  (It's amazing what you'll find when you're looking for blog fodder!)  Looking down into the flower, I was surprised by a little polka-dotted beetle having breakfast.  Cute little guy, isn't he? Museums are rich in local area culture, history and facts that can lead you to contacts and better yet, interesting stories. Interesting stories about the local history, mountains, architecture or industry can be useful as "ice breakers" with clients. If you are not familar with the term "ice breakers" it's ok, it's a fancy name for "Building rapport". Stories can allow a client to get familar with an area. The speedometer was pegged at 50 mph, and I was heading down SR 90 towards Karchner Caverns in Benson, AZ.  Talk radio was blaring.  Hannity, I think.  (I'm a right wing nut case, raised in a Latin American country where the Minister of Finance was castrated in public during the 60's.  Wouldn't that change the political mood?!  But I digress.) Having been a hunter (first with the gun, and now with the camera) since my childhood in the Amazon, I've developed good peripheral vision.  Do you see it in the photo to the right? 2007 is quickly coming to an end and not a minute too soon. The housing market correction and mortgage issues have been painful for those of us in the industry. The media has sunk their teeth into this issue and has made things worse with their doom and gloom reporting. The burning question for 2008 is "when will it recover?" No one knows. Optimists have been saying for more than a year that the worst is behind us, while the pessimists have been saying recovery is still a year, or years, away. Benson welcomes a new restaurant this month!   The Apple Farm Bakery and Restaurant opened its doors at the beginning of July, and they haven't seen a stop to the line of customers yet!My family and I wanted a sit-down dinner (Not another Happy Meal, PLEASE!) and saw that the Apple Farm Restaurant had opened their doors.  We had ate at a restaurant of the same name in Tucson, and enjoyed it, and hoped that this meal would be just as good.  To my surprise, the owner was actually the same owner of the restaurant we had visited in Tucson.  Business had slowed, and rent had increased, so she moved it to Benson!  The restaurant features Breakfast, Lunch and Dinner specials, which can be ordered any time of the day.  Dinner is  5-Course with soup, salad, entree, bread and dessert.  My husband...

June's statistics are here for Benson and the surrounding areas, including Willcox, Sunsites, Pearce, Cochise, Pomerene, Saint David, and neighborhoods of J-6 and Mescal.  There were a few properties from Bisbee, Douglas, Whetstone, and Sierra Vista also listed in the Tucson MLS. We currently have 90 Active Listings with an Average List Price of $224,840, and the Median List Price being $189,950.  Average Days on Market was 126, with the Median Days on Market at 99.  This is more than a full month longer than the city of Tucson itself.  Tucson's Average and Median Days on Market was 61.  The Median Sales Price in Cochise County was $165,500, and the Average being $190,326.  Tucson's Median Sales Price is hovering right around $225,000.  With the difference between Tucson's Median Sales ...

There are many reasons you should visit southern Arizona. I am beginning a series of posts highlighting the great beauty of our area. Kartchner Caverns is limestone caverns located in Benson, Arizona just about 30 minutes (about 50 miles) southeast of Tucson. Kartchner Caverns offers it's visitors a stunning view of the "living" (still forming) limestone wet cave with many world-class features that have been protected since the cave was discovered in 1974. Inside the cave you will walk along a 1.2 mile "barrier free" trail viewing multi-hued stalactites and stalagmites. Ground water percolates through the limestone, leaching out calcium carbonate. In the past three months, 26 single family residences have sold in the Benson area (Including J-6/Mescal, Saint David, Pomerene and the City of Benson).  The average home was 3 bedrooms, 1.96 baths (don't ask me what would be missing in the .04!), and 1649 sq ft.  The median asking price was 169,750 and the sale price was 162,500.  Average Days on Market:  88.   Also in the Benson Area, there have been 17 Manufactured or Mobile Homes sold.  Average size on these properties is 1,447 Sq ft, 3 bedroom 2.06 bath (Is that where the extra went from the SFR?).  Median Listing Price is 117,500 and Selling Price was the same.  Days on Market:  66.   For any more information regarding market statistics in the Benson area, please don't hesitate to contact me.
