Anthem, AZ Real Estate Market Report - July 2017

The Anthem real estate market pulled back a little bit in July. The total number of homes sold fell off 12% from June, but was up 47% from July 2016. Good news was the average sale price increased 5% over June and was up 9% year over year. The 12 month moving average continues to remain flat month over month and is now up 4% from last year. The price per square foot declined 5% from June and was flat year over year. Again, the decline in the price per square foot could be attributed to larger homes selling, which usually have a lower price per square foot. The days on market increased, now standing at 74 days, up 9% from June and up 1% from July 2016. The burn rate, (or homes under contract versus homes on the market) is now about 2.95 month’s supply, just about a balanced market. ...
