Anthem, AZ Real Estate Market Report - Apr. 2018

The Anthem real estate market pulled back in April. And the numbers are very similar to those of April 2017. The total number of homes sold dropped by 18% from March, and was down 13% from April 2017. The average sale price of homes that sold in April was down 11% from March but was almost identical to April 2017. The price per square foot also dropped by 3% versus March but was up 2% year over year. The 12 month moving average ($335,850) barely increased month over month and is up 6% from last year. Days on market decreased, now standing at 69 days, down 14% versus March and up 10% from April 2017. The burn rate, (or homes under contract versus homes on the market) remains at 2.98 month’s supply, leaning back toward a more balanced market. There are now 198 homes on the market i...
