The 2nd quarter of 2016 really picked up nicely for the Anthem Country Club real estate market. The total number of homes sold in the Country Club increased greatly over the 1st quarter but slightly less than the 2nd quarter 2015.  The average sale price increased over the 1st quarter but dropped off from 2016, and the price per square foot continued to move up, 4% year over year.  The days on market moved down, but the burn rate, (or homes under contract versus homes on the market) is now about 4.5 month’s supply. One thing to watch closely is the 12 month moving average, which dropped for the first time in a long time year over year (-2%).  There are now 85 homes on the market in the Club, down 22% from the 1st quarter 2016 and 14% less than the 2nd Qtr 2016.  All in all, the Anthem C... 08/19/2016

 The Anthem,  AZ real estate market slowed down a bit in July.  The number of homes sold was down 33% from a year ago.  Even the 12 month moving average sale price, ($308,874, up 3% from the previous year) has started to level off a bit.  The number of homes currently on the market is 189 with the days on market at 73, 17% less than a year ago.  The first quarter of 2016 saw an uptick in activity for the Anthem Parkside real estate market. Home sales were up 8% over the 4th quarter of 2015, but down 21% from last year.  The average sale price dipped a bit from the 4th quarter, but we’re still up 3% year over year.  Meanwhile the average price per square foot increased 3% over the 4th quarter and 10% year over year, signifying that home prices of all sizes are still increasing in the Parkside.  The average days on market is down 25% year over year and the inventory of homes on the market is at 1.97 month’s supply, signifying a strong seller’s market.
