  The Anthem Country Club real estate market showed renewed life in October. The total number of homes sold in the Country Club bounced back, twice as much as September, but still 29% less than October 2015.  The average sale price decreased from September and was up only 1% year over year.  The 12 month moving average increased by 1% over September and is down 4% from last year.  Continuing the trend from last month, and the first time since the bottom of the market during the summer of 2011.  The price per square foot increased by 3% over September but remained flat year over year. The days on market continued to increase as well, now standing at 178 days, 16% greater than September and 40% over October 2015.  The Phoenix, AZ real estate market showed a bit of a slow down in the month of October.  The number of homes sold was down slightly from September, up 8% from last year. The year over year price increase showed improvement,  8% over October 2015. The 12 month moving average sale price continues to edge up, climbing to $254,005, up 7% from the previous year and inching closer to our pre crash highs.  The number of homes on the market is 4.111, up 5% over September,  with the days on market at 68, up 5% from last year, and still within the benchmark of a seller's market.  The "Burn Rate" (pending sales/active listings) edged up to 2.76 months supply. The Phoenix, AZ housing market is stable, but there are still signs of a slow down. Stay tuned for future reports.Here are the latest stats...

The Daisy Mountain Veterans Parade was established in Anthem, AZ in 2005.  The parade has grown from a small neighborhood parade to one of the most prestigious patriotic parades anywhere.   October 2016 continued the flattening we've been observing for the Anthem real estate market over the last several months. Home sales were up 3% versus September 2016, up 35% over October 2015. However, the average days on market increased to 94, up 16% over September and 16% year over year. In addtion. the inventory of homes on the market is at 3.05 month’s supply, edging in to a buyer's market. The price per square foot is up 3% year over year and the 12 month moving average now stands at $312,016, up 3% year over year as well.  The number of homes currently on the market is 189, and the number of homes currently under contract is 92.
