 The Anthem Country Club real estate market continued to retreat in December. The total number of homes sold in the Country Club declined to 18, down 14% from December 2015. The average sale price decreased dramatically from November and December 2015.  The 12 month moving average was down 1% month to month and is down 4% from last year, the 4th consecutive month we've seen a decline.  The price per square foot decreased by 4% from November and was the same year over year.  The burn rate, (or homes under contract versus homes on the market) is now at 5.05 month’s supply, signifying a solid buyer's market.  There are now 85 homes on the market in the Club, and 21 homes pending/under contract.  Again, if you're thinking of selling your Anthem Country Club home I might hold off for a bit a...

 The Anthem real estate market threw a bit of coal in the stocking during December. Home sales were down 8% versus November 2016, up 8% over December 2015.  And the "burn rate", or the time it would take to sell the current inventory on the market at today's sale pace, continues to increase and now stands at 3.18 month’s supply, continuing it's trend in to a buyer's market. The price per square foot jumped 6% versus November 2016, and was up 4% year over year, however this is more of a symptom of smaller homes selling than the actual price per square foot increasing. Smaller homes tend to carry a higher price per square foot than larger homes.  The 12 month moving average now stands at $311,368, up only 2% year over year and continuing a flattening streak over the past few months.  The ...

November saw a slight uptick in the Serenity Villas real estate market. The total number of homes sold in November edged up to 2, twice as much as both October 2016 and November 2015 in The Villas.  The days on market for those homes that sold decreased dramatically from October, and down 53% over last year.  There are 2 homes on the market in The Villas at this time and the 12 month moving average price, $153,580 continues to edge up, 5% versus 2015, continuing to level off.  The Anthem Parkside real estate market continued to flatten in November. The total number of homes sold in the The Parkside declined by 18% from October, but up 11% better than November 2015.  The average sale price was up 5% from October but remained pretty much the same year over year.  The 12 month moving average increased by was the same as October and up 6% from last year.  The price per square foot decreased by 6% from October but remained flat year over year. The days on market continued to increase as well, now standing at 77 days, up 24% over October but down 5% from Novebmer 2015. The burn rate, (or homes under contract versus homes on the market) is now about 2.70 month’s supply, inching toward a buyer's market.  There are now 97 homes on the market in the Club, and 40 homes...

 The Anthem Country Club real estate market slowed down a bit in November. The total number of homes sold in the Country Club fell to 19, up 19% over November 2015.  The average sale price increased dramatically from October but was 2% less than November 2015.  The 12 month moving average was flat month to mont and is down 3% from last year,  continuing the trend from the last few months.  The price per square foot increased by 5% over October and was up 6% year over year.  One of the bright notes is that the days on market dropped greatly, now standing at 81 days, 54% less than October and 14% over November 2015. WHERE IS THE TALLEST CHRISTMAS TREE IN AMERICA? WE GOT IT IN ARIZONA  I have to admit that I was always guaranteed snow for Christmas since I grew up in Buffalo, NY as a child. I remember snow for Christmas, presents under the tree and a nice big fire with a glass of egg  to stay warm. However, my wife and I decided to move in a warmer climate. We currently live in Phoenix, Arizona.  There are plenty of things to do in the desert for Christmas. One can always head up to Flagstaff, Arizona, for a white Christmas. This way our kids can throw snowballs at mom and dad, sled and make a snowman at Christmas time.  We have an outlet center to the north of us called Outlets at Anthem.  The Anthem real estate market, as well as the weather, continued to cool off through the month of November. Home sales were down 16% versus October 2016, up 20% over November 2015.  In addtion. the inventory of homes on the market is at 3.06 month’s supply, continue to move in to a buyer's market. The price per square foot decreased 1% versus October 2016, and is up 4% year over year. The 12 month moving average now stands at $312,577, up 3% year over year but flattening out over the past few months.  One positive sign from November is that the average days on market decreased to 78, down 17% from October and down 10% year over year.  October stayed consistent with the overall market slow down in the Serenity Villas real estate market. The total number of homes sold remained the same as September, and is down by 67% from Oct. 2015 in The Villas.  The days on market for those homes that sold decreased dramatically from September but up 14% over last year.  There's one home on the market in The Villas at this time and the 12 month moving average price, $151,768 continues to edge up, 4% versus 2015, but is leveling off.
