We do a lot of short sales, but we also turn quite a few away. We've had a 100% short sale success record since the beginning of 2009. No secret sauce here. The bottom line is we don't take short sales we don't think we can get approved. We've also been doing them for a long time and have obtained some great certification and training, including the CDPE designation. A couple of points to help everyone working with short sales out there. Did you know that FHA back loans are Federal loans and therefore, trump any State laws regarding recourse vs. non-recourse? In Arizona for example, this means that, FHA is exempt from our anti-deficiency statutes and has completely different qualifying criteria for a short sale! It doesn't matter whether the property is a primary residence or not. VA loans are also considered recourse loans. Great thing to remember when you're consulting with a short sale client who has an FHA or VA listing. OR, before you represent a buyer on an FHA or VA short sale.
