Puffery.  According to Websters dictionary puffery (while accepted in large doses daily in our world of real estate) is 'praise, publicity or acclaim that is unduly exaggerated'. There is a new agent in town. On the marquee of his office they put his name and this message,....John Doe lake and dowtown area expert. He didn't come in from across town, he came in from states away. Is this puffery or B.S.? The art of the deal, or should I say the nerve to ask? In a recent deal I was involved in the buyer was incensed that the seller (whom I represented) had asked them to pay a certain small bill regarding the property. The seller put it in as part of the counteroffer and it would have gone on the HUD1 of course. It was interesting to me to see the reaction of the buyer at discovering the request. The buyer through his agent let me know the request was frivolous and just this side of nervy, maybe even worse than that it was outrageous.  Interesting isn't it? The buyer may ask the seller to carry the mortgage with 0 down for five years. I got in at the tender age of 47 the result of a long time love affair with real estate as a wealth builder (and my second or third MID LIFE CRISIS!). Eureka Springs, Arkansas, The Swedish Community of ArkansasEureka Springs Arkansas is located just about an hour and 15 minutes southwest from Branson, Missouri.  It's a great place to visit if you're wanting something more to do from Branson, Missouri.  Two things stand out to me about our trip to Eureka Springs Arkansas.  The first is a place called Holiday Island, Arkansas which is on the northern side of Eureka Springs coming in on highway 23.  This community as it is now, provides housing, a fire station, business park, medical center with about 2500 people in the community.  When we were here about 20 years ago, it was a very nice timeshare resort.  Now there are housing developments, an expanded golf course (18 plus an executive 9) and many other amenities provides by Holiday Isl...
