Are you trying to sell in slow market? The reason most homes do not sell, as most of you know is the price. In a slower market the sellers must be trained on how to make their home the best around. I have been telling most of my sellers to wash the outside and plant new flowers. Inside of the home must also be very clean and neat.Decluttering is very important to making a home feel open and spacious. I have found that it is better and easier to explain to the seller what to do up front to sell their home. Cabot AR homes have had a real good sales history with our company, but I think that is do to us being very open and upfront with the sellers.Get everything repaired so lookers won't have an excuse not to buy. Have your homes staged and professionally cleaned are some of the tips that ...

I have been trying to explain the importance of having some "know how" when buying your fist homes in Cabot or surrounding areas. I know that it is your first home and your knowledge will be limited, but any little bit you know can help save you time and money. I mentioned last week that I would be talking about saving time when looking for your home. Here is a good idea of how you can save time so you do not have to drive all over town if you do not want to.1.A Good Agent is Worth Their Weight in GoldThis whole process of saving time when looking for your first Cabot home stems from using a good agent. They can do all of the following for you so you do not have to go on a wild goose chase.2. Have a Website Where You Can Look at All the Homes in CabotA good agent should have this. You s...

Major news this morning as Bank of America invest 2 billion into Countrywide Financial Corp. It seems to be a trend around the country that the housing market is in a slump. This in not the rest of the country, here in Cabot AR we are thriving with new jobs and the new found natural gas deposit found in Searcy AR. The natural gas deposit has brought about 300 new jobs to Cabot AR and the surrounding area. Housing is still very affordable in Cabot AR with prices ranging from $90.00 to $100.00 per sq ft for new construction. Cabot AR homes have had a great return for the buyers wanting investment property. As many of you know the market nation wide has slown down, but here in Cabot AR we are among the top in the state in sales. The Littlerock AFB has had a great impact on our sales in Cabot AR. I have seen on the news and on the web that many other markets are offering new tv's, pools, upgrades at no additional cost and are cutting the price from 10 to 50 percent off list price.   Home builders have been hit hard as rising mortgage delinquency rates have made lenders much more reluctant to issue new loans, causing home prices to fall and inventories of unsold homes to rise. In June, new-home sales had fallen more than 40% from their peak two years ago, and more than half a million new houses -- nearly eight months of supply -- sit in inventory, according to the most recent report from the...

Welcome to the third installment of how to sell your house on your own. I have mentioned in previous installment how I admire Cabot AR home owners who try to sell their house themselves. Sometimes the house sells and the seller can save some money, but still see the time that agents put into a sale. I have been writing this series in hopes that a potential seller will know what to be prepared with when selling.Last week I finished up talking about preparing yourself with the necessary paperwork and knowing how to market your home. For more info go back to Agent Smagent; Chapter 2.This week I would like to emphasize some ways to act when showing the house and to filter through lookers to find who is serious and who may be wasting your time.1. How to act when showingSome buyers may be ske...

Often times first time home buyers and even experienced buyers feel like they are throwing money away with all of the costs associated with closing. It is true, there are costs here, and costs there, costs everywhere when buying a home. The one cost I always try to preach the importance of is paying for a home inspection. I always have people mention to me how they are buying a new house, or the house is "not that old," why should we have a home inspection? I tell them more than likely there is nothing wrong with the house, but it is better safe than sorry. Most of the time there is nothing wrong with the house but minor repairs. I have had instances where that is not always the case though. Here is a story about a home that is about to close and some complications that went with it.My ...

An article was released today in the Cabot Star Herald warning Cabot home owners of unlicensed solicitors trying to convince Cabot home owners to have street numbers painted on the curb due to a city ordinance. The mayor Eddie Joe Williams says that street numbers painted on the curb are not a city ordinance. If you ever get a notice that you need this done to the curb of your home you are asked to call the city's public work department at 843-4819 and report who told you this.Fliers have been posted to mailboxes informing people of the curb painting. If you see someone tampering or posting fliers to mailboxes please report it immediately to the number above or local authorities. I hope that this might help some people and keep them from falling into a scheme. I will be back next week fo...

You are ready to take the next big step in life, ready to own your first piece of real estate. You have seen some homes that you like, but what do you need to do to buy them? How much will it cost? How long will the process take? What will you have to pay out of your pocket?                                                                                                          These are all relevant questions that first time home buyers should ask. I wanted to begin a series that will explain the home buying process to first time home buyers in Cabot. The reason this is specifically for Cabot, AR is because prices may vary in different regions of the country or even the state. So lets get started. Most home buyers like to start off by looking at home they want, and neighborhoods they li...

It is what many families dream of, moving up the pay scale and enabling them to move into a bigger home. Cabot as well as other towns across the nation has a variety of homes on the market. There are the $100,000 homes for those first time home buyers and then there are the $200,000 and more homes for those who are moving up in the housing market. I wanted to take some time to explain some issues for those home owners that intend on moving up to a larger or more expensive Cabot home.                                                                                       1. If you have not lived in your first home for at least two years you may have to pay money to sell your home. Generally it takes a minimum of two years of living in a house to break even when you sell it. Sometimes it ta...

Normally August is the hottest month of the year. That means that the majority of homeowners run their coolings systems more than usual. The increase in use normally means an increase in energy bills. I thaught I would take some time to give some energy saving tips for Cabot AR homeowners.                                                               1. Make sure funiture, curtains, and rugs are not blocking vents.2. Be sure to change those filters. Changing filters once a month can make a huge difference in the performance of you cooling system.3. Make sure the caulk around windows and doors is not cracked or peeeling. A lot of cold air can escape from those windows and doors.4. Make sure you duct work is properly sealed. Cracks in joints can cause cooling bills to sky rocket.5. Have y...

There are people moving to Cabot all of the time so their kids can go to Cabot AR schools. I frequently get calls asking about the Cabot school district and what it has to offer. I thaught I would take some time to list  the Cabot schools and tell why some consider the school district to be so good. Here is a list of all the schools and what grades they teach.    k-4                                            5-6                                                7-8                                                 9-12Central                    Cabot Middle School North                   Cabot Jr. High South                Cabot High SchoolEastside                  Cabot Middle School South                   Cabot Jr. High NorthMagness Creek                                                  ...

I wrote a post a couple of days ago about how the market in Cabot AR was not that bad compared to the rest of the country. An article was relased yesterday in the Arkansas Democrat Gazette about how real estate is not so hot in Arkansas. The article spoke about how people were having a hard time trying to sell their homes and that sometimes homes would set on the market for months and months at a time. Toward the end of the article it had different counties listed and the increase or decrease of home sales from last year to this year. Almost all of the surrounding counties that were listed had a decrease in home sales. Lonoke county had a 15% increase in home sales for the year. Sure those same figures were higher last year compared to 2005, but we are still in positive territory. That m...

For various reasons some home sellers do not want to use a real estate agent. This is not just in the Cabot area, but around the world. Some may not see the value in a real estate agent and some sellers are just go getters that would like to try to sell on their own. I commend that and I have decided to start a series on how to sell your home on your own. Every week or so I will list tips and info about what is needed to sell your home and sell it fast. These first tips are what is needed in  the begining.1. Price it RightCorrectly setting your asking price is critical. Setting your price too high can be as costly as setting it too low. Home prices are determined by fluctuations in the marketplace not by your emotional attachment or by what you feel your home is worth. In order to establ...

Contrary to some of the national news coverage, the real estate is not that bad in Cabot. Sure there has been a slow down from last year, but Cabot real estate has not gone down the tube. Let's take a minute to look at some of the pros & cons of Cabot real estate as of August 7, 2007: Pro's: Our company alone has had over 200 closings this year. That is just slightly behind in sales from last year. Property values are still increasing through out Cabot and Lonoke County. New construction sales are still steady through out Cabot. Some sellers are still getting full price for homes in the area.                                                                                                              STRONG                                                                                  ...
