This morning's jobs report is causing mortgage rates to rise, capping a week during which rates have already jumped 3/8 percent off all-time lows. The government's November Non-Farm Payrolls report reinforced the notion that the recession is nearly over, if not over already. Just 11,000 jobs were lost last month -- much fewer than analysts had expected -- as the Unemployment Rate fell to 10.0%. If it seems strange to be talking economic recovery while Americans are still losing jobs -- 7.2 million since 2008 --  remember that data always needs context. See, analysts view employment figures as a lagging indicator for the economy.  This is because business owners tend to make hiring decisions based on how business has been -- not on how it will be at some point in the future. The jobs r...

Then You Need To Caulk and  Paint  And                             Make It What It Ain't...             If you are thinking of making a move then you need to take a little time to prepare your home for sale.  Curb appeal is the most important challenge you'll face when selling your home. When prospects come to your home for the first time, you want them to love it from the first time they see it.  So go a few extra steps beyond curb appeal with your landscaping to create a feeling of balance and harmony.   Staging a home can be removing or rearranging furniture to make a room appear larger.Sometimes staging is as much about what not to do or what to do to correct some common problems that keep a home from selling for the highest possible price.   If you are thinki...

I was out showing one day and inside one of the properties we viewed the seller had left several candles burning unattended. The first thing out of my clients' mouth was, "Wonder where the cat box is"?  With the mindset that the candle was left for a reason, she viewed the property thinking that the candle was covering up an unpleasant odor.  I blew the candles out when it was time to leave the property.     I love candles; I have made them for years. Last April I was cleaning the back bedroom and bath and when I was finished I walked out of the room and left a candle burning. It was out of sight out of mind. Later I was in the kitchen cooking dinner when the smoke detector went off in that bedroom.  I went in and found the entire candle in flames and the wall next to the candle was bla...

I was talking to my neighbor the other day and found out she has lost her job. With three small children and Christmas coming up she was worried about what she was going to do.  Going out and pounding the pavement hadn't produced any leads or job offers. The unemployment in my state is well over 10% and the odds of her obtaining employment anytime soon are slim.     I couldn't shake that conversation from my mind.  With money being tight for most people now, the question that I kept asking my self was: what can we do to bring a little joy into someone's life?  Here are a few ideas that I came up with.   Kids are going to school without warm coats and shoes. Clean out your closet and donate.  Do you have any barely used toys?  Clean them up and imagine a smile on some young child's fac...

Given the extraordinary scope of the economic crisis with the collapse of the housing bubble one incentive that is being given to stimulate the housing industry is being pitched to the potential first time buyer.   It is an extension and expansion, of the first-time home buyer tax credit up to $8000.00.   Most people starting out on their own don't have the experience or knowledge on how to manage money.  The majority of parents have not taught their children how to save and budget.  Our society in the past has made establishing credit and borrowing money too easy. This was done to lure people in to make purchases that they would not have made or could not really afford.   If the possibility of receiving that $8,000 tax credit is causing you to have house fever you need to stop ta...

Congress approved an extension of federal jobless benefits, sending the long-delayed bill to President Barack Obama a day before the issuance of monthly unemployment data. Mr. Obama is expected to sign into law on Friday the jobless-benefits measure, which would extend federal payments to the long-term unemployed by up to 20 weeks from the current maximum of 33 weeks in many areas of the country. The House voted 403-12 to pass the bill after the Senate unanimously approved it Wednesday.  The legislation would also extend and expand a home-buyers' tax credit and allow big businesses to claim a larger portion of the losses they have incurred in the recession against previously paid taxes. The bill's centerpiece is an extension of federal jobless benefits by 14 weeks for unemployed America...

Senate Votes to Renew Tax Credit for First-Time Home Buyers Washington Post (11/05/09) P. A5; ElBoghdady, Dina The Senate has passed a bill that would extend the $8,000 tax credit for first-time home buyers through the first six months of next year as well as offer a $6,500 credit to repeat buyers who have owned their current abode for at least five consecutive years over the previous eight years. Attached to a broader unemployment aid bill, the measure would limit the purchase price of homes to $800,000; and individuals and couples cannot earn more than $125,000 and $225,000 a year, respectively. The incentive is expected to cost $10 billion, and the bill should reach the House floor by Nov. 5. For the whole story: http://www.washingtonpost.com/wp-dyn/content/article/2009/11/04/AR20091...

This is an area that I have trouble understanding.  You never know how your clients are going to take the results of their home inspection.  I have learned that I need to know the different inspectors well, and pay attention to the personalities of my clients also.  You have to know how to take care of each person's needs and how to handle their concerns.  See, here in Alabama, we are a "caveat emptor" state, which means, "buyer beware".  You do not want to assume liability as an agent by referring someone you know to them.  It's very tricky.  But at the same time, you want your clients to be matched well with an inspector who will educate them, prepare them, and not totally kill the deal with big, scary words.  This is an art I have yet to figure out.  Most clients handle it well.  I...

By TIM PARADIS and SARA LEPRO, AP Business Writers Tim Paradis And Sara Lepro, Ap Business Writers - 53 mins ago NEW YORK - The Dow Jones industrials are back above 9,000 for the first time since the beginning of January. Investors snapped up stocks across the market Thursday, sending major indexes up more than 2 percent, after a report showed existing home sales jumped for the third straight month in June. The 3.6-percent increase in home sales has investors excited that the hard-hit housing market might be improving. The National Association of Realtors said sales came in at 4.89 million, above the 4.84 million analysts had been expecting. Several better-than-expected earnings reports also helped boost investor sentiment. Ford Motor Co. surprised the market with a second-quarter profi...

THINGS TO REMEMBER WHEN PURCHASING BANK OWNED PROPERTY Purchasing bank owned property (foreclosures/REO) is handled, in most cases, like a typical real estate deal between private parties, but there are some things that you must keep in mind during this process which will make it go smoother for all parties. OFFERSMost banks will not accept letters of intent. If serious about purchasing the home take the time to prepare a formal offer, it will put the buyer in the best light to the seller.Banks require pre-approval letters on all loan purchases, even those not contingent on financing. Lender pre-approval letters should include the type of loan and what was done to pre-approve the buyer, i.e., credit check, verified income, down payment source, employment.Banks require Verification Of Fu...
