Articles like this make me scratch my head. "Thinking of heading out to Alberta? Sure, there are lots of jobs. But be forewarned–there’s also lots of debt.” Does that mean that if I move to Alberta and start earning a higher wage that I’m going to start recklessly spending and go into debt? “Sure, go to NY but be warned there are a lot of Broadway shows there... you might find yourself stuck in a musical, unable to ever leave.” Another rubbish sentiment. The closing comments are especially telling "The report indicated 43% of Canadians hold mortgage debt, up 13% from a year ago. The rising share of households with a mortgage is driven partly by the active participation of first-time buyers, mainly younger Canadians, BMO said. More than half of all households are carrying a credit-card b...

Aside from Town Houses, every property type is depleted. Almost every Realtor I know is begging their would-be sellers to list (please!).   I think Edmontonians feel the economy moving and are waiting for the ‘best time’ to list their property for top dollar. The fact that inventory is so low is making even the ugly or poorly located properties get attention. That same attention is making some sellers...

Over the last few days we've had some pretty cold weather in Edmonton. I don't think it's unseasonably cold but after plus temperatures in January,  we're all surprised by winter's return.  The other night I was sitting by the fireplace when a loud cracking boom came from the wall beside me.  I got up and looked out the windows and suspiciously at the wall. It happened about 4 other times that night. When the roof didn't cave in I realized it was some kind of settling in the house and Googled the phenomena.  This is what I found: "Ottawa Police received numerous calls reporting gunshots, noise bylaw violations and feared break-and-enters when the thermometre dropped drastically in late January. While most of these were false alarms, many residents were awakened by noises of unknown orig...

We've watched the world pay tribute to Nelson Mandela passing, have taken part in some amazing charity drives, heard about energy expansions, new projects going up and of course have shoveled, shoveled and shoveled the snow... In less than an hour I will wade out to look at an unlisted 4-Plex and write an offer on another one in the Westside of Edmonton.   Once again, Edmonton and the province of Alberta seem to be revving the engines for a hot new year. Every few months I got to the Edmonton Stories site. I love reading about people moving to Edmonton and what brought them here.    Recently we've seen a huge transition of tenants moving to home owners. I've had about 8 vacancies this month half of which are tenants moving into their own home.    It proves the  transition that you'll hope to see in your rental property. People come to the city and rent your home, then they move and buy a home. That means that your property has two sources of income either as a rental or at sale. It's a natural transition.

Time line on rate hike is long -The rate debate is forefront when you are considering a new mortgage or readjusting your current. For longer holds, locking into a 10 year flat rate offers excellent value right now. If you are contemplating selling, choose to ride the fickle variable rate; still low, but watch keep an eye on the bond market to anticipate increases. But when a group of banks is sitting on a pot of money and your credit is good and you have a solid investment property lined up - the lights are green! Best Edmonton Neighbourhoods to Live In The best Edmonton neighbourhoods to live in, is a bit of a subjective statement.  I know for most people wherever they live, it is the best place to be and I completely understand that.  I have completed some extensive statistics on different neighbourhoods in Edmonton including: fastest time to sell, most multiple offers and highest selling price in relation to list price.  Some of the areas that jump out and continually come up in different categories are: Meadowlark Park is a west end neighbourhood.  It has really good access to the Whitemud Freeway, a good highly ranked school nearby, a large medical centre complex at the old Meadowlark Mall.  Parkallen is another neighbourhood that pops up.  Parkallen is near the University of Alberta and als...

You can vote and have a say on what historical pictures of Edmonton go into a calendar they are making (not sure for when I think 2014).  Some are so interesting as you can see huge changes to familiar areas now. The comments are also enlightening - hearing from people who these pictures spark memories of events from their lives.    Check it out! Vintage Edmonton
