The Montrose neighbourhood has seen a real softening in the average sale price per square foot.  This is despite the fact that Montrose did have a home over $350,000 sell this past quarter.  2012 numbers will show if this is a trend or a short term blip in the data for Montrose.  Montrose Edmonton Real Estate Price Graph 2012

Montrose Edmonton Real Estate The Montrose Edmonton real estate average sale price per square foot fell in the first quarter of 2011.  Unlike Edmonton, Montrose's average selling price per square foot so far in 2011 is lower than the 4th quarter of 2010.  The average in Montrose did dip in 2011 as a result of an older 1929 home sale and another sale that was basically lot value.  It will be interesting to see in the next quarter if Montrose can recover and exceed the Edmonton average sold price per square foot again. Montrose has done quite well and has been outperforming the overall Edmonton real estate market on a selling price per square foot basis.  The sale price per square foot in Montrose has actually been rising in 2010 versus the Edmonton average which peaked in the 2nd quarter of 2010.  The last quarter of 2010 saw some infill homes (new homes built on old lots) sell and that certainly pushed the sale price per square foot up in Montrose.  For a 90 day sales report on the Montrose neighbourhood, including graphs click here.  To view all MLS® listings currently for sale in the Montrose neighbourhood click here.
