This report covers the residential land market (active listings and sales) in Kalispell Montana as of the end of April 2021. Similar to the housing market, land sales remain strong.    Available InventoryAs of early May, there were 78 residential land parcels for sale in the Kalispell area which is a 34% increase since the last month's report. That's great news for buyers since higher inventory levels equates to more choices. Five or more acresOf the land currently for sale, 54% of listings include five or more acres. While most of the land in Montana could be considered rural, I define rural as those properties in the 5+ acre category. Here is the most recent Tempe Real Estate Housing Market Report for March 2021:  After decreasing over $13k in February, the average sales price of homes in Tempe increased over $35k in March, to an all-time high of $473,421. At the same time, the average sold price per square foot increased for the second straight month from $239/sf to $245/sf. Days on market has decreased for the third straight month, down to an all-time low of 25 DOM for March.  Tempe home sales jumped in March from 113 to 126 for the third straight monthly increase, and are actually 8.6% higher than last March. At the start of April, it was announced mortgage rates in the U.S. have risen for a seventh straight week. The average for a 30-year loan was 3.18%, which was up since last week when it was 3.17%. That was the highest since June, according to Freddie Mac data. Rates have gone up from their record low in January, which was 2.65%. Here is the most recent Chandler Real Estate Housing Market Report for April 2021:  The average sales price of homes in Chandler continues to climb up to a new all-time high of $534,984 in April, however, this was a very minimal increase over March (unlike the near $20k increases the previous two months). The average sales price per square foot also continues to increase, and is now up to $239/sf from $234/sf last month. Days on market dropped for the third month in a row, down to a new all-time low of 21, as homes continue to sell very fast.  Chandler home sales are up 46.8% from April of last year, coming in at 370 for April of 2021.
