The Florida legislature finished up their 2024 annual session at the end of March. This was an interesting year for real estate investors with at least one big victory for our industry. We were actively monitoring 36 real estate related bills being discussed in the halls in Tallahassee. 7 of these bills passed and are on their way to the governor to sign or veto.  The full text of all these bills is available at https://flsenate.gov under the “enrolled” version in the links below. Here is the DC area, many buyers steer away from cooperative buildings. Usually it has something to do with the ground rules for living in the complex. Oh, and there is also a usually pleasant meeting with to members of the coop Board who must approve your purchase. Still, some of the most desirable units in the area are located in coops, and most are worth the potential hazards inherent in the process for buying. Some of my favorites include Tilden Gardens, The Westchester, The Broadmoor and the iconic Watergate - and there are many more. It’s time for an update on our bluebird boxes!   If you follow my blog then you know that Larry and I monitor bluebird boxes at Kickerillo-Mischer Preserve. We also have a bluebird box at home.  Our most prolific box is on its second brood for the season. There were 5 eggs and from what we can tell 4 hatched (on Monday, 4/22)   We have 2 boxes with baby birds however one has baby chickadees (we think) and the other has wrens, both cavity nesters. We had to insert our wireless endoscope in the wren nest to see what was in the nest. ( Baby chickadees hatched last week.)   Wren's nests are different from bluebirds and chickadees in they look like one big mess.     Our nest at home is on its second brood and a second egg was laid today!
