Turning down a good offer, usually if one comes in rather quickly.  It happens especially if buyers are hovering over a particular condo complex or a home in a golf community.  I've seen it happen a few times.

Turning down a good offer, thinking that a better one will come along.  

   Classic example:

 

   Good house in a desirable neighborhood, top school zones, location was prime, good floor plan, and it was vacant.  Freshly painted, pre-inspected, everything was good to go.  Seller had bought it for a "kiddie condo" while his daughter was at FSU; she had graduated and was moving on.  The Seller wanted to cash in on his equity.  

 

     After a week on market, a full price offer came in, the only request from the Buyer was that the roof be replaced.  $300K house, at that time, the roof might cost $8 or $9K.  My Seller REFUSED.  "No way, that house is priced right, I won't buy a new roof!"

 

    My Seller was an out of towner, I told him our market (Tallahassee) was not like the market where he lived (Tampa).   The offer price was way more than he had paid for the house 5 years ago when daughter was a freshman, there was equity to be reaped.   This is a good offer, take it!  

 

  His reply:

      "No thank you.  I know that I can get full price or more, with no request for repairs!"

  The Buyer-side Broker who had brought me the offer was stunned.  "Fred, is this guy serious?  Good grief, the Buyer wants the house, that roof costs what, 2 or 3 percent  of the sales price?  And in this slow market?  Come on!"

 

   But there was no budging that Seller.   He would not accept, he would not even counter.  "Fred, the market is hot, there will be better offers!"

  But it didn't happen.

 

   When my listing hit the 3 or 4 month mark with NO other offers, I suggested he try another Brokerage.  He apologized for not accepting the offer that I had brought him, and basically confessed that he had blown a good opportunity.  

   He re-listed with a Big Company, one of their top teams.  We talked, I told them what had transpired.   The team leader was confident that "we can sell it, Fred, thanks for the referral."

      Six months later, they had NO offers.

 

       Last I heard of it, he turned it into a rental, to avoid losing any more money, and "wait for the market to come back".

Over the years, many things.   Overpricing for sure, and when the first offer comes in and not full price, they turn it down, then regret it later.

Not taking the time to get the house in good condition before putting on the market. Everything should work, if vacant, fill in nail holes and paint, trim the landscaping and if you have moved pay someone to keep it up. If you expect top dollar get your home ready to get the price. Make the home "Smile" and do not just dump it on the market.Make home smile

I don't blame the seller for over pricing. It's the agent who takes the listing, who does not walk away with a smile to do more productive things.

You don't just want a never going to sell priced too high listing. You want to get front row seats to a real estate closing.

If I had to list just one - the biggest - I'd have to go with over-pricing. 

Reality is, it could be a combination of things. 

I am in the camp of declining an offer to list a home if the seller wants to list higher than what the market supports.

Biggest mistake Inna? It is their failure to negotiate Inna Ivchenko ...this is a great question. Often giving in to what amounts to a small concession, results in freeing up the big $$$. I recall a million-dollar net deal that teetered on a $50k amount. The deal failed. I pointed out to the seller that the Million at 3% would make up for the difference PLUS your liquid to move on and not look back. The seller disagreed, became stubborn & also missed the market & the property now sits. Why? Poor negotiations

In my experience it's Is it overpricing deferred maintenance properties coupled with ignoring preparation and presentation.

Ignoring preparation in today's market --- buyers are scooping but homes that show well but seem to be avoiding homes that need work/updating.
