To me, move-in ready means the home is clean, safe, everything works, and I (as the buyer) won't have to paint the walls or do any obvious maintenance stuff. So I can use the stove, the refrigerator, the shower, etc., and the roof won't leak on me. It doesn't mean the paint colors are my favorite, and it doesn't mean I don't want to upgrade things, but it all should work.

As for deferred updates and maintenance? A little bit is okay—like a splash of hot sauce on a good dish. But if you’re swimming in deferred repairs, like a leaky roof, outdated wiring, or a furnace that sounds like a jet engine, it’s more “project house” than “move-in ready.” Better to budget for those surprises—your future self will thank you! 😉

"Updated and move-in ready"? That statement in itself might be a "sign that would tell you otherwise". That statement might be a red flag, or at least a yellow proceed-with-caution flag.
"Updated and move-in ready" implies that at some point in the not too distant past, the house was NOT updated and it was NOT move-in ready.
Exactly what updates were done? New HVAC and a new roof? Or new paint and new vinyl flooring?
Move-in ready? Is the home occupied now? If not, when was it last occupied? Was a new CO (certificate of occupancy) recently issued?
It might be a great house - but a closer look is warranted. Chain of title, building permits, previous MLS listings, inspections of all the systems including wiring, plumbing, HVAC, roof.

If you have deferred updates/maintenance, the home is not move-in ready. I've never had a buyer who was "confused" by the concept of move-in ready. Now that doesn't mean that a home has to have the latest and greatest in finishes, but everything should work and not require updates before moving in.

For me, move-in ready would entail that no repairs or renovations need to be completed before being able to move in and live in the property. As long as everything functions, it is move in ready, in my opinion.

The term can vary in meaning depending on the context and the condition of the home. For example, a home might be described as move-in read if it has functional major systems, a clean condition, updates finishes, and appliances in working order. It is important for buyers to conduct inspections and review seller disclosure to ensure the home meets their expectations."
I always took it a few steps further by asking an insurance company to run a clue report. I also encourage my buyers to talk to the neighbors - you can learn a LOT from neighbors. And pay attention to the fences. Neighbors are supposed to share in the responsibility for mending the fence. If fence is falling and the neighbor's back yard looks like a pig pen, they may not be willing or able to share in responsibilities for upkeep, which can have a negative effect on new owners.

Move in ready can mean so many different conditions that the buyer is looking for. Condos here on rental program sell fully furnished complete with dishes and linens, that is move in ready.

I am always impressed at they buyers who tell you all the stuff they will need to do to the home to make it livable before they write the offer, yet move in immediately and forget about all those updates after closing.
