I've been closing about 3 loans a week lately Tony Lewis and I think the best rate I've seen has been 5.5%. I'd be jumping with joy if I could get my client a rate a whole 1.5% point lower than what I've seen others get.

Sounds reasonable to me & fair. However, the lenders business model has the final say. If it is run on pure, economic laws, market value or whatever I can make, will take precedence. Good question to ponder thank you

The best rate a buyer can get is the best rate available when they are ready to  pull the trigger. The decision rio buy is theirs alone. The interest rate available is beyond their control.

I think 6% is good but, have seen a 5.2% refi rate here recently. If you're getting 4.25%, I'd be thrilled!

I don't think current rates are an issue. The issue is the cost of a new home, it's crazy!
