It's funny that some think vacant land is boring and therefore why take pictures?  But there are so many variable that can be shown: clear or wooded; flat or not; views; neighboring properties; improvements such as fencing or roads/driveways; structures; etc.  Definitely laziness in marketing if they only show the map.

Vacant land survey plats are important. Not the kid you can get from most county websites. A plat done by a surveyor should show road frontage, setbacks, drain field sites, suggested well sites, terrain, steep slopes, easements, access,zoning, etc. Other information should be available from county websites like nearby airports, aerial photos, flood plains, streams, hydric  soils, schools, military bases and airports that are nearby, wooded areas, etc. We have zero use for drone photos around here. Land buyers want to walk property, see corner stakes, see drain field site stakes, visualize available home sites, see views if any, see how they're going to get power and if overhead or underground is available, is high speed internet available, etc.

I assume it's laziness Leanne Smith . When I was active I always took a lot of pictures including neighborhood shots so people could see what other homes near by look like.

A good real estate agent should use a drone to take photos of vacant land, emphasizing the size of the lot in relationship to those around it and, of course, any views that can be seen from the property.

Vacant land in your area is a true niche. Knowing access, zoning and permitted uses, utility sources, water issues, best way to get there and photos promoting the views. Then knowing the history of similar sales and the comps. For the rest I reach out to your expertise. Learned many of what I mentioned from your posts.

There are many ways to market rural raw land.

An agent who worked for me back in the day had a parcel listed up near you and I was looking at the listing and it said no sign. I said why no sign? "I'm not going up there to put up sign out in the boonies!" So he hadn't even visited the property. LOL he didn't work for me long. I typically have marked aerials, annotated maps, ground photos, record of survey, topo/flood map, demographics, proximity to utilities, lalala. It depends on the property, location, remoteness etc. And the likely buyer and their use. But a buyer, and or their agent should be able to find it at very least.

Vacant land is not in my wheelhouse.  I would and have referred out. 

It seems logical that drove footage would be appropriate. 

Endre Barath, Jr. sells a LOT (pun intended) of vacant land ... I'd like to hear his opinion on this.

Never ceases to amaze me how little fellow professionals seek continuing education.  Further how these 100% offices with one broker and hundreds of agents fail to train their agents in their particular niche.

Not visiting the property is a pet peeve.  Signage is necessary.  Before internet we have to learn to read blueprints, metes and bounds, plat maps.  The County workers were always accommodating to help you in times of need.  I often met and created relationships at the County office who were surveyors, appraisers, owners of properties.  After all, we are still a people business.😎

LOL - in the good old days, we use to do what's called "Windshield Them!"

 

Meaning give them a map and directions and allow them to view the land / property anytime, never had to go out on a showing!!!

I have sold many, many properties and I take photos of the actual parcel. I make sure it is marked correctly in the MLS, and the directions are accurate or next to a house, etc. What drives me nuts the most is, agents do not place the property correctly on the map. Some, should not be listing vacant land. That is my opinion:) Katina

I would list the property with the APN munber, picture of the land and directions to get to the property.  I would include whetther water, power and gas are available and let them know it is up to the buyer to verify where the land is located and the zoning.
