I've seen it dozens of times over the years. Our market is a vacation/resort/second home market, and everyone's from somewhere else. I have had seller clients for a decade and longer that I've never met in person. Technology allows us to see remotely what we aren't seeing in person. Having said all that I heartily discourage people from tying up property that they have not viewed, and I don't like to receive offers where the property has not been toured or walked. I can't see through their eyes and it might look fine to me but it may not to them. I've never had anyone unsatisfied who bought sight unseen, which I think is pure luck.

I have, however received offers from agents subject to physical viewing and then when they view the property they try to renegotiate the contract. That's why I discourage it.

My answer is going to be skewed since I work with investors.  Personally, I've bought three homes without seeing them until mid-way through escrow.  Over the last 10 years that I've been working with my investors, they've bought about 95% of their homes without ever being able to do more than drive by them.  That's the joys of foreclosures.  No access, nothing beyond a cursory investigation and a drive by.  Then you usually have to evict, get at least two to three roll-off bins to trash out the place and that's after you spend months evicting whomever is in there.

I have purchased many homes at foreclosure auctions with no opportunity to enter the properties. It is risky.

That is not allowed on my listings.  I have in writing, from the sellers.  I will leave it at that.  

There are a few investors that write offers on all of my listings. They do not care.  The offers are generally low, the most recent was over $200K lower than other offers.

I don't know the percentage but I had it successfully happen... The buyers had been in the house at a Christmas party before so they weren't totally unfamiliar with it.  At a recent closing for a listing, I learned that one of the two buyers saw it and the other didn't.  Luckily he loved it.  During multiple offers, I know that if we know someone has not physically been there, it moves down the list of preferred options.  I encourage buyers to start their journey when they can be physically present for it.   Fun topic!

Only once in. mu career did I have a buyer execute a contract without setting foot in the house but I was retired before COVID.

Pre-Covid, I had about 2 people do that in 14 years. I also bought a house in another state without seeing it. 

I can't even remember how many people I had buy sight unseen during the Pandemic but 47% seems to be a little high. They're probably including investors in that number. 

I have had very few buy sight unseen in the past year.

written those kinds of offers three times, it closed once.  It's super rare.  I have done a lot of virtual first time showings for out of state clients though, but they always come see it.
