In Silver Spring, MD there are 161 properties listed for sale, ranging from 118K for a coop in a 55+ community to 1.5 for a new construction (to be built). There's also a "3-lot" package with 1 lot zoned residential (with a 1940s Cape Cod) and 2 additional parcels zoned commercial. It's listed for 3.8 but it's a unicorn. We have small counties, however, and I cover quite a few. The range is wide (or wild?), but there's still an inventory shortage. I'm hunting with buyers now and have very little to show them.

and when I say every-thing... I mean every-thing!

The most expensive home in all of Evanston, IL is currently a 15 room, 5 bedroom, 4 full and 2 half bath lakefront home in need of very little. listed for $5,000,000... which is by no means the most expensive home that has ever sold in our community.


If I'm going to take a page from Candice... the most expensive home in our entire MLS is a 25,000 square foot 18 room, 6 bedroom, 6 full and 4 half bath mansion listed for $23.5 million dollars (down from almost $30 million).

Where our office is located in Lafayette there are 14 active listings for a population of around 70,000.  Low listing is a 2/1 with 672 sq. ft for $149,000;  High listing is a 4/3.5 with 4,357 sq ft priced at $524,900.

Our twin city of West Lafayette across the Wabash River has 8 active listings for a population of around 45,000.  Low listing is s 3/2 with 1580 sq. ft. priced at $270,000 and the high listing is a 4/2.5 with 3,550 sq. ft listed at $725,000.

Tippecanoe County residents in county schools have a population of about 75,000 people and there are 68 active listings with the low listing at $180,000 for a 4/1.5 with 1,940 sq ft;  the high listing is a 4/5.5 home with over 8,000 finished sq ft and it is priced at just under 1.3 million.

In my MLS low is $23,500 for an undisclosed size manufactured home on an undisclosed land size in Fayetteville. Very few details are offered on this listing. I don't sell in this area. It's near Ft. Liberty fna Ft. Bragg.

Highest listing in my MLS is $9,600m 9619 sf home on 7.95 acres literally built on a small lake/pond in Cary. 

Btw, highest closing in my mls over the past 12 months was $6.4m.

Being retired I can not give you current info John Juarez but Minot ND has had less then a handful of homes at or above $1,000,000 in it's history. Of course that doesn't mean some custom sales have not exceeded a million. While I was active there were a few stick built homes that sold for less than $25,000. I would guess that all of today's listings average $250,000.

Manhattan is a land of extremes. At the entry point- There is a studio, 1 room, in East Harlem for $99,000. It is in an income restricted co-op- meaning the buyer must use it as a primary residence, maximum income you can earn is $59,904/year in order to qualify- as an all cash purchase in a 3rd floor walkup .

On the high end- well a very different story. On Billionaire's Row at Central Park Tower and listed by one of those TV show agents. It's listed for $195,000,000 for 17,545 interior sq ft and 1,433 outdoor terrace on the 129th Floor. The monthly taxes are $47,686 and the monthly common charges (sort of similar to HOA fees) are $26,952. 

There are 7,249 homes for sale in Manhattan.

My home office is located in Fayetteville Texas which is just  under 14 miles to the County Seat of La Grange Texas ( yes that  La Grange that ZZ Top made famous! )  and from Round Top Texas which hosts one of the largest antiques and collectibles show in the country at least 3 times a year. Least expensive - new on the market!
